Pullman has an industrial past and present
Pullman started as a company town for the Pullman Palace Car Company, a manufacturer of luxury railroad sleeper cars. The South Side neighborhood is no longer a company town, but it’s still industrial. Major companies like Method Products and Amazon have factories or warehouses in the area, and tracks for the Metra rail run through the area. Grocery stores are adding to Pullman's growth, and housing investors are noticing.

Pullman National Historical Park preserves local and national history
In the 1880s, George Pullman built the neighborhood so his employees could live and work in the same place. At the time, before its annexation, the area was just outside Chicago city limits. The neighborhood's story — including the Pullman Strike of 1894, which led to the creation of Labor Day — is now preserved at the Pullman National Historical Park, where you can see several parts of the original neighborhood:
The workshop and administrative building, which has an iconic clock tower and Gothic architecture
Arcade Park, which was created as a recreational space for Pullman employees
Greenstone Church, where employees could go on Sundays without leaving the neighborhood
The luxurious Florence Hotel, which housed railroad executives visiting the factory
Newer green spaces in the area include the Dr. Conrad Worrill Track and Field Center at Gately Park. “No matter what temperature it is outside, you can play inside,” says broker Carla Norton Brown with A Dwelling 4U Realty. It has an indoor track as well as basketball and volleyball courts. Harborside International Golf Center has two full courses next to the neighborhood.

Three sections with preserved historic homes and midcentury builds
The area now has three distinct sections, each with different housing:
Arcade Row, the oldest part of the neighborhood, where you'll find historic brick rowhomes from the 1880s
North Pullman, which has a more suburban feel, featuring a mix of workers cottages and bungalows from the 1930s and '40s
Cottage Grove Heights, the newest section, which developed in the '50s and '60s with brick Georgians and workers cottages
Investors have been flipping homes in Pullman, but Arcade Row comes with stipulations. “People have to keep the historic value. There are certain aesthetics that have to be maintained for the homes,” Brown says. “You have to have a certain type of window and colors like wintergreen or a rust-red color.”

Evenly split between owners and renters, and popular with investors
Pullman is about equally split between renters and homeowners. Home prices are on par with surrounding neighborhoods like Roseland and West Pullman, but still more affordable than Chatham. You can get a restored historic rowhome or a renovated bungalow from the low $100,000s to the low $300,000s. Fixer-uppers can go for less than $100,000, and Pullman's relative affordability tends to attract investors.
The various employers and warehouses in this neighborhood
Warehouses and manufacturing plants line the interstate in Pullman, including space for Method Products. “It’s a big rainbow building, and when you’re in Pullman, you can’t miss it,” says broker Duval Williams with @properties. “That was the first major warehouse building that popped up in the area, and then all these warehouses started popping up.” Other companies in the area include Amazon, Whole Foods, Ferrero and Dutch Farms. There’s also an Advocate Medical Group health center in the neighborhood.
Among the warehouses, Gotham Greens is an urban farm with two greenhouses. “They do urban farming, so when you go to the Walmarts, Gotham Greens actually provides the greens. It was all made and farmed in Chicago,” Williams says.
Plenty of public transit and commuter options in Pullman
You’ve got a couple of options when getting around Pullman. Buses stop along the busier streets, like Cottage Grove Avenue, 95th Street and 111th Street, and there's a bike lane along Doty Avenue. The Metra’s ME line has several stops in Pullman and heads into The Loop. Commuters can also take Interstate 94 downtown, about 15 miles away.

Pullman isn't a food desert like some South Side neighborhoods
Williams says the increased industry and investors in the area are bringing more retailers to Pullman. “It’s not a food desert anymore because they have a super Walmart right there and a Subway,” Williams says. “That was a problem with some of the neighborhoods on the South Side, but now Potbelly and Dunkin' Donuts are right there.” The neighborhood is still mostly fast-food chains, but there are some local restaurants. Lexington Betty Smokehouse is known for its brisket and wagyu steak dogs. Banana pudding is the fan-favorite flavor at Richard’s Super Premium Ice Cream.

Poe Classical School focuses on liberal arts and within walking distance of homes.
Students attend Chicago Public Schools
Chicago Public Schools serve the neighborhood. It’s a school-choice district, but there are a couple schools within walking distance, including highly rated Poe Classical School, a K-8 magnet school with an accelerated liberal arts program. Chicago State University is also right next door in Roseland.

The people are very nice and mannered, they make sure each other is good. People are friendly and want to be your friend. When my family and I moved here, there were about five people who greeted us and welcomed us to the community. The children were even nice to my step-brother the first time they meet him. It feels very safe with the police near the neighborhood and the people in it.
