Sheffield & DePaul is a community within the larger Lincoln Park neighborhood on the North Side of Chicago. DePaul University is the heart of the neighborhood, bringing a younger vibe — and plenty of renters — to the area. Students and long-term residents are within walking distance of local restaurants, most in the Lincoln Avenue corridor. Like other neighborhoods in Lincoln Park, you can ditch your car and walk or jump on the El, including a Red/Brown/Purple stop on campus.

DePaul University brings a lot of students to the area

DePaul University is a private Catholic institution that’s been in the Lincoln Park area for over 125 years. Today, it supports over 21,000 students; Sheffield & DePaul is the main campus, and there’s another campus in The Loop. Younger students in the area head to Chicago Public Schools, a school-choice district. Oscar Mayer Magnet School, a highly rated school within walking distance, offers Montessori education for younger students and the International Baccalaureate Middle Years Programme for older students.

University students rent or buy condos in Sheffield & DePaul

Thanks to the university, there is a high number of renters in Sheffield & DePaul. “It’s a mix of students, professors and coaches,” says broker Debra Dobbs with Compass. “There is student housing, so students can live in the dorms or rent an apartment.” Multifamily housing includes condos, typically low-rise brick complexes and three-flats. “I’ve had a number of parents buy condos for their students at DePaul. If it’s a two- or three-bedroom, you can have roommates and it’s more cost-effective than renting,” Dobbs says. Single-family homes range from historic Victorian homes with deep porches to Italianate homes and workers cottages. Some renovated contemporary houses are also available.

The median sale price compared to nearby neighborhoods

Sheffield & DePaul is more expensive than other neighborhoods in Lincoln Park. The median sale price is higher than Old Town but about the same as Lakeview. However, it's still more affordable than West DePaul, where there are more shopping centers and fewer rentals. Most condos here range from the low $600,000s to the upper $800,000s, though some contemporary condos and luxury units can reach $1.3 million. Single-family homes range from $1 million to $3.1 million.

Restaurants and music venues are within walking distance

Most restaurants are over on Lincoln Avenue, but there are some along Webster Avenue, closer to the university campus and popular with students. Local favorites include:

  • Batter & Berries, a quaint brunch spot with big front windows and yellow walls
  • Prost!, a German restaurant with giant pretzels, brats and lots of German beer on tap
  • Homeslice, a colorful, quirky pizza joint close to the university
You can also walk to music venues like Lincoln Hall, which supports lesser-known artists, or Kingston Mines, one of the largest and oldest blues clubs in the city. “It’s vibrant and there’s culture,” Dobbs says. “It doesn’t feel like a sleepy suburban culture, but you do have the tree-lined streets.”

You don't need a car when living in Sheffield & DePaul

The neighborhood is very walkable, plus there are a few other ways to get around:

  • There are bike lanes on major streets like Lincoln and Halsted and plenty of Divvy bikeshare stations close to the university.
  • Bus stops line most streets and head into other parts of Lincoln Park and toward the lakefront.
  • The Brown, Purple and Red lines all stop here, including a stop on campus.
  • Interstate 90/94 is about 2 miles away.
Sheffield & DePaul is about 5 miles from The Loop. The highway and the train both take about 25 minutes.

Green spaces and proximity to Lake Michigan

Other than the university Quad, you can spend time outside at Jonquil Park, which has gardens, an accessible playground, tennis courts and a baseball field. Lincoln Park, about 10 minutes away, is popular for sunbathing at North Avenue Beach, visiting the zoo or walking the Lakefront Trail.
