A small-town feel in West Lawn
West Lawn has long been known as a neighborhood where small-town community persists. Early on it was a haven for Lithuanian immigrants, and today a strong retail base along Pulaski and 63rd is boosted by a Latino presence that’s grown in recent years. “It’s a diamond in the rough,” says Salvador Gonzalez, associate at RE/MAX Mi Casa and West Lawn’s 2019 Neighborhood Top Producer. There’s also a strong presence of first responders and police officers, says Terry Navarro, the Director of Education at St. Mary Star of the Sea, a prominent Catholic church and private school in West Lawn. She’s lived in the neighborhood for over 40 years, and explains that “it’s definitely an active community, with well-kept homes and neat lawns that people take pride in. It’s also multi-generational. There’s a senior living facility next to an elementary that was built to accommodate the influx of residents with children.”

Bungalows with tidy yards starting in the low $200,000s
Cottages, Cape Cods, Georgians, Tudors and brick bungalows sit on tidy yards. It’s also common to see two-flats and three-flats here as well. Houses are typically lined close together, sometimes with no side yard, but will usually feature grass out front, next to a set of stairs leading to the front door. Prices range from the low $200,000s up to $500,000. For example, three-bedroom cottages from the early 20th century in need of renovation can go for $210,000. But four-bedroom midcentury Cape Cods that have seen full interior renovations can sell for $360,000. More ornate styles, like recently renovated Tudor homes, represent the top of the market by selling around $500,000.

An inspired music program at Hubbard High
West Lawn has several education options. Richard Henry Lee Elementary and Mariano Azuela Elementary are both situated on the cusp of parks, and both earn a C-plus from Niche overall. Hubbard High earns a C, and is known for a music program that receives support from Chicago’s Music of the Baroque ensemble. St. Mary Star of the Sea is a private school option for pre-kindergarten through 8th grade.
Lee Elementary is well decorated with mosaic tiles and vibrant artwork.

A namesake park and community events
Navarro says the namesake park plays a crucial role in bringing people together: “There’s a beautiful soccer field, plus community gatherings, like moms and tots events. There’s also a gym and field house that people frequently use.” In the summer, the park hosts an all-ages movie night, and in the cooler months it hosts a Halloween party and tree lighting ceremony. Navarro also notes that the summer brings block parties and garage sales that link several streets together.
The Balzekas Museum of Lithuanian Culture occupies a former hospital, a few minutes away from Midway Airport. It’s the largest museum in the country devoted to subjects on Lithuania, and houses a permanent collection, art galleries, library, ballroom, theater and workshops. The West Lawn Library hosts a variety of community events, including yoga and a walking club.

Small casual eateries to hang out at
Local business is a strong presence in West Lawn, although residents do have access to large retailers like CVS. For example, there are plenty of smaller markets when it comes to shopping for groceries. But by traveling just a few blocks south, residents can find a Target Grocery, Cermak Produce and Grand Mart International clustered together. Dining is heavy on Latino cuisine and comfort food options like pizzerias. Paco’s Tacos is popular for its seasoned steak, while Paisan’s Pizzeria offers deep dish, stuffed and Sicilian-style pizza—plus unique entrees like chipotle shrimp linguini. Casual breakfast spots are around, too, like Top View, which has specialties like pecan pancakes. Nightlife comes in the form of bowling until midnight at Lawn Bowl.

An active hub, but still suburban
Retail and dining destinations are easy to reach thanks to Cicero Avenue — also known as Highway 50 —which forms West Lawn’s western border. Bus stops populate this busy corridor and 63rd Street, where there are more shops and a public library. The Midway station is right on the northwest corner, too, giving residents access to the Orange Line. It’s hard to ignore the presence of Midway Airport, too – planes are frequently taking off and landing over the neighborhood. There’s a shuttle service from the airport to the Orange Line.

Residents who work in the police force boost the perception of safety
Navarro says the presence of first responders and police officers helps with the perception of safety. West Lawn earns a 3 out of 10 on the CAP Index, with a 1 indicating low crime. Navarro says however that there have been local concerns around gang activity filtering in, as the community seeks to maintain its bubble. West Lawn is close urban zones that are heating up with growth, like Cicero and Little Village, as noted by Realtor Grigory Pekarsky, who cofounded Vesta Preferred Realty in 2008. "These neighborhoods are still comparatively inexpensive, and so you're seeing a lot of people and retail pour into them," he says.
