Situated in the northern Sacramento Valley, Chico is the area's cultural and economic hub. Northwest Chico is only 4 miles north of the downtown area. "There is newer tract housing, and DeGarmo Park is the newest park in town," says Brian Voigt, who has been in real estate since 2011 and has called the area home since attending California State University, Chico. A mix of manufactured and tract homes
Northwest Chico's housing inventory is exclusively single-family, with no condos or townhomes. There are, however, parks of manufactured houses. These are mostly on the eastern side of state Route 99, also called the Golden State Highway, which cuts north to south through the neighborhood. Some of the manufactured homes almost border 99 and might experience some traffic noise. Homes are primarily contemporary with a mix of styles, including the classic Craftsman bungalow. Streets are quiet and lined with sidewalks, and homes have driveways and garages. Manufactured housing starts at around $90,000 and can climb as high as $200,000. Single-family homes are priced between $400,000 for a three-bedroom home with about 1,500 square feet and $700,000 for a four-bedroom with about 2,400 square feet.

High school offers Japanese and industrial technologies
Chico Unified Schools District serves children. It's a well-performing public school district graded A by Niche. Kids start at Emma Wilson Elementary then move on to Chico Junior High, which both have an A-minus from Niche. Students then advance to Pleasant Valley High School, a high-ranking school graded A by Niche. PVHA has a world languages department that includes Japanese and an industrial technologies department that includes engineering and architectural design.

Long drive to Sacramento, airport
The neighborhood is about 4 miles northwest of downtown Chico via Esplanade, a breezy drive that takes around 15 minutes during rush hour. Esplanade and Eaton Road are known for local traffic at the intersection’s traffic lights. Butte County’s regional public transit system offers public transportation along Esplanade, which runs downtown and connects to the greater region. The Chico Amtrak is downtown for commuters to Sacramento and beyond. The state capital and the airport are about 90 miles south of Northwest Chico via 99.
DeGarmo Park is the neighborhood's crown jewel
The neighborhood is home to DeGarmo Park, a sprawling community part situated on over 35 acres. The park’s entrance looks like a vintage train station and there are picturesque picnic areas, both enclosed under a pavilion and open-air among the flowers. DeGarmo Park has a walking path, multiuse fields, a playground and swing sets and a dog park. The parks department is actively planning upgrades, including a future golf course and recreation amenities improvements.

Commercial districts on Esplanade
Northwest Chico has a commercial district with many businesses and dining destinations on its south end, near the intersection of Esplanade and West Eaton Road. The Grateful Bean is a coffee shop chain offering signature coffees, tea drinks, smoothies and various light fare. Deja Vu Breakfast Company is a homey venue with vintage wallpaper, wooden chairs and colorful wainscoting. Diners love the atmosphere and recommend the eggs Benedict and biscuits and gravy. Tacos El Pinolero is a taco truck equally popular for their low prices and their carne asada. A more robust shopping district near the North Valley Plaza has a Trader Joe’s and a Grocery Outlet for stocking up on groceries and essentials.
