Neighborhood aimed at college kids

In the heart of Chico sits California State University, Chico, sandwiched between the avenues north of campus and the streets south of campus. South Campus, directly south of the campus and directly west of downtown, is a highly walkable college town neighborhood with access to dining destinations and arts and culture hot spots. "It's mostly college. You've got young first-time buyers, no kids, maybe not married, who still have a little partying left in them," says Re/Max's Brian Voigt, who has been in real estate since 2011 and has called the area home since attending the university. "You can bike or walk everywhere, though: the grocery store, downtown, restaurants, all that stuff."

Walkable to dining destinations

Most restaurant options in Downtown Chico are walkable from South Campus, though grocery stores are a little farther outside the neighborhood. There are Safeways west and east of the neighborhood: one on West Sacramento Avenue and one on Mangrove Avenue. Downtown, Stoble is a coffee shop and cafe that offers signature drinks and light fare. Stoble has vaulted ceilings, exposed brick and rich hardwood floors; guests love the atmosphere and the breakfast sandwiches. Fair prices and friendly faces are what it’s all about at Pho Bonsa. Madison Bear Garden is an enduring sports bar and eatery offering hefty burgers and sides in a playful atmosphere.

Arts and culture in Chico

Due to its proximity to campus, several arts and culture hot spots are near South Campus. Chico State’s Performing Arts Center regularly hosts events. The Janet Turner Print Museum is a university museum exhibiting a former professor’s collection of prints by renowned global artists. The National Yo-Yo Museum is dedicated to the namesake toy with memorabilia displays and a working 256-pound wooden yo-yo. The Chico’s Children’s Museum is popular with families and has robust programming for kids. The Stansbury Home Museum is an 1883 Victorian home of a local doctor, with guided tours of its period rooms on the weekends.

Bidwell Mansion State Park is a highlight

There are no dedicated green spaces within South Campus, but a few parks are right off campus. Ringel Park and Lost Park are two community parks along the Big Chico Creek. Bidwell Mansion State Historic Park is home to a majestic 26-room Italianate Victorian museum. Tours of the grounds and the property are available. Bidwell Park One-Mile is famous for its swimming creek under a canopy of trees and hiking and biking trails on either side of the creek. Chico Creek Nature Center is the official visitor center for Bidwell Park and offers a lot of programming for kids.

Cozy bungalows and cottages

The housing inventory in South Campus is a mix of cozy little cottages and bungalows and multifamily properties between one and four units. “This is more of a rental neighborhood. You’ve got a lot of students. Just a lot of young people,” Silberbauer says. The area has a lot of upside for investors. “You’ve got two kinds of investors. First, traditional investors looking for income properties,” Voigt says. “Then you’ve got parents who buy for their kids in school. Then, when they graduate, they sell if the market is right; if it’s not quite right, they rent it out until it’s time to sell.” Cottages and bungalows are priced between $250,000 and $450,000, while a multiunit property can sell between $400,000 and as high as $1.6 million.

Chico High School has 30 student clubs

Children in South Campus are served by Chico Unified, a highly ranked California public school district graded A by Niche. Emma Wilson Elementary and Chico Junior High are both graded A-minus by Niche. Students then advance to Chico High School, which earns an A grade. The school has a robust performing arts department, with theater, choir and instrumental band. CHS also features 30 student clubs, including ballet and folkloric dance.

South Campus is highly walkable with bus routes

South Campus is highly walkable to Broadway and Main streets, two of the neighborhood's main commercial stretches. Butte Regional Transit operate bus routes and there is an Amtrak station in town for long-distance commutes. Sacramento and the airport are about 90 miles south via state Route 70.
