The Preserve is a master-planned development in Chino, a city in the western end of San Bernadino County, about 42 miles from Los Angeles. In 2003, Chino annexed over 5,400 acres of farmland south of Kimball Avenue to develop sprawling suburbs and commercial centers while maintaining over half of the land as open space for natural conservation, agricultural use and recreational areas.
"The Preserve is the up-and-coming community in South Chino," says Vanessa O'Neill, a Realtor with Realty Masters and Associates, with over 20 years of experience. "They have amazing community facilities, including a dog park, library and a community center that feels like a resort." Multiple subdivisions are included in The Preserve, and it's still being developed, with plans for more neighborhoods, parks and amenities.

Events and amenities at The Preserve
There's a lot to do in The Preserve, which has several community hubs and recreational complexes. The Parkhouse includes a fitness center, swimming pool, tennis courts and a surround-sound theater.
Another recreational facility, The Meadowhouse, has outdoor games, pickleball, a covered patio, an outdoor bar and barbecuing areas. There's also a community garden with orchards, grapevines and fruit and vegetables. The Preserve has a library and a 24-hour business center, which is convenient for remote workers in the community.
The Preserve has more celebrations and social events than some developments. "They are like a community within a community. There are community garage sales, movie nights and craft events for families," says Jorge Marquez, a Realtor with Re/Max 2000, who has a dozen years of housing policy experience and is Covina's former mayor. In addition, The Preserve hosts customary holiday and seasonal functions like a Christmas lighting and a 4th of July event.

Single-family homes and townhouses from the mid-2000s to 2020s
The neighborhood is made up of calm streets with sidewalks bordered by landscaped lawns, hedges and trees. "Compared to the general area, the homes here are a little bit newer," Marquez says. All of the homes here date from the mid-2000s to the 2020s
Single-family homes and townhouses are within walking distance of parks and community centers. Spanish-style architectural characteristics, such as stucco exteriors, large patios and red clay roof tiles, are common at The Preserve. There also are contemporary stylings, whether it be homes mixing building materials like stone and stucco or the use of asymmetrical exteriors. Multicar garages are the norm, and some homes have solar panels.
Size is a significant factor in The Preserve's home prices, with 1,400 to 2,000-square-foot homes costing between $650,000 and $800,000. Homes with 3,000 to 4,400 square feet range from $890,000 to $1.3 million. Townhouses and condos are typically $505,000 to $750,000. Monthly homeowner's association fees, subject to change, were $62 for community amenities and $81 for maintenance services in 2024. Apartment communities are also part of The Preserve.

$100-million Legacy Academy now open
Public schools include Cal Aero Preserve Academy, a kindergarten through eighth grade school, earning an A-minus from Niche. It is within walking distance of many homes in the north part of The Preserve. A new public K-8 school, Legacy Academy, which first opened for the 2024-2025 school year, cost $100 million. Legacy is zoned for the area south of Bickmore Avenue.
Chino Hills High School receives an A and has well-regarded sports, arts and music programs. Students who completed courses through Chino Valley Unified School District's dual enrollment program might later enroll at nearby Chaffey Community College, which has six academic and career communities.

Garden Park, Prado Regional Park for acres of recreation
The Preserve has an assortment of parks and amenities, including an obstacle course, a Tai Chi garden, basketball courts, walking trails, playgrounds and tot lots. Garden Park stands out for its rose garden, butterfly and nectar plant garden and scent garden.
To the southwest, the 2,000-acre Prado Regional Park is enjoyed for fishing, horseback riding and camping. The park includes an equestrian center, an Olympic shooting range and an archery range. El Prado Golf Courses: Butterfield Stage and Chino Creek are also located here.

The Town Center at the Preserve is retail hub
The Town Center at the Preserve is a retail development around Pine, Main and Market streets. The complex offers engaging common areas, modern amenities and a variety of stores. A 46,000-square-foot Stater Bros Markets opened here in 2023. In 2024, new additions included family owned Kenwood's Kitchen & Tap for American comfort food, over a dozen draft beers and wines from small wineries. Teas from all around the world are on the menu at 7 Miles Tea Lab. There's also a Mathnasium for after-school instruction and Aspire Salon Studios.
Within an 8-mile drive, there are several large shopping centers found along state Route 71, like Chino Spectrum Marketplace, Chino Spectrum Towne Center and The Shoppes at Chino Hills.

State Routes 60, 71 and 83 and a local airport
The Preserve is a walkable neighborhood without many through streets, which allows for limited traffic and a calm environment. Besides SR-83, directly west of The Preserve, nearby freeways include state Routes 60 and 71. There's no public bus service, so driving and commuter carpooling are common. There are two Park & Rides within 9 miles, and it's about 8 miles to the Corona - North Main Metrolink station.
North of The Preserve is Chino Airport for general aviation, including corporate flights. For those looking for major airlines, it's about 9 miles to Ontario International Airport (OIA) and 55 miles to LAX. Aircraft noise may affect the area and chemtrails are visible at times. The Chino Airport has an online noise complaint form that accepts audio file uploads; OIA has a web form and a hotline. Flight paths have occasionally been altered, and the city continues monitoring noise levels.
Minimal fire hazards and fewer cows
Although wildfires are a regional threat, the California Department of Forestry and Fire Protection's fire hazard severity scale does not indicate very high hazards for Chino. As preventative measures, the Chino General Plan calls for home sites to have clearance around structures, fire-resistant roofing and ground cover.
Much of the area, especially Ontario Ranch, north of the airport, has housed dairy businesses. Chino, nicknamed 'Cow Town,' had many more agricultural sites before the residential areas were developed. Though odors from livestock are still present in Chino, they are not as apparent as they once were.
