Subdivisions from The Meadows to Vila Borba
Much of the development started in the late 1980s and continued through the 1990s. Single-family homes of 1,200 square feet to 2,400 square feet are $650,000 to $1.1 million. Communities include The Meadows and South Trails. Homeowners associations may not be present in these older areas, and homes may have aged out of Mello-Roos, the local infrastructure bonds tied to properties.The Vila Borba community, developed in the late 2010s, has 2,700-square-foot to 3,500-square-foot homes, many with private pools, priced at $1.3 to $1.8 million. There are several condominium and townhouse developments from the 1990s and 2000s, including Celamonte, Hampton Court and Hampton Manor, which is gated. Prices range from $515,000 to $680,000.
Throughout Butterfield, most houses have neutral-toned color palettes and Spanish-style elements like stucco exteriors and red clay tile roofing. Homeowners association monthly fees can be in the $200s to $400s. Amenities may include pools, clubhouses and maintenance of common areas.
Butterfield Park, Prado Regional Park
There are a handful of community parks around Butterfield. Chino Hills Dog Park is nearby for a fun, leash-free afternoon. Butterfield Park has a basketball court and a playground. Meadow Park Trail links to Eastview Trail and the Adobe Trail Loop, which offers elevated views of Butterfield developments and state Route 71.Across SR-71 on the east side is Prado Regional Park, with an equestrian center, another dog park and archery and shooting ranges. "People go fishing, camping and RVing. There are picnic areas, a disc golf course and people like to race little remote-controlled boats in the reservoir," Flores says. El Prado Golf Courses: Butterfield Stage and Chino Creek offer daily tee times, soccer-ball-based footgolf and a breakfast café.
People living nearby can walk or ride their bikes straight into Prado Regional Park or Chino Hills State Park, a botanical habitat reserve of over 14,000 acres a couple of miles to the west.
Butterfield Elementary, Townsend Junior High
Public schools include Butterfield Ranch Elementary School, which earns an A-minus from Niche and is within walking distance of many homes. Robert O. Townsend Junior High School and Chino Hills High School both receive A grades. The high school has pathways for business and hospitality tourism and health science and strong sports, arts and music programs.Upcoming Shady View and Belo developments
In the spring of 2024, Trumark Homes was constructing Shady View, a 130-acre subdivision south of Butterfield Ranch Road, which would include over 150 single-family homes of about 2,400 square feet to 4,000 square feet. There would be two sub-neighborhoods, Oak and Sycamore, and amenities including a recreation center, private interior streets and open space. Shady View homes have been listed for sale, with anticipated move-in slated for the end of 2024 into 2025.Another new housing development, Belo, is planned for a 24-acre section of Butterfield at the northeastern corner of Butterfield Ranch Road and Avenida de Portugal. The plan, initiated by builder Lennar Homes, calls for over 200 attached three- and four-bedroom townhuses.
State Routes 71 and 83, OmniRide
Butterfield is in the Chino Valley basin where San Bernardino, Riverside, Orange and Los Angeles counties converge. It's roughly 25 miles to downtown Riverside and 35 miles to downtown San Bernardino. Los Angeles is about 40 miles west. Butterfield is beside state Routes 71 and 83, which is an advantage for commuters. Most people drive to and from work, but there are also two Park & Rides within 7 miles.Omnitrans' fixed-route buses do not run in Butterfield, but reservation-based shared service OmniRide does. Chino Transit Center, about 7 miles away, is a stop for several Omnitrans bus routes.
General aviation services are available at Chino Airport, about 8 miles away. For regular flights, folks can travel about 14 miles to Ontario International Airport or 55 miles to LAX.
Rendez-vous Café, The Pub at Chino Hills
At the north end of Butterfield, Opus Pine Shopping Center and Pine Corporate Center have some businesses, restaurants, medical facilities and law firms. Rendez-vous Café specializes in French pastries, waffles and lattes. The Pub at Chino Hills is a casual indoor-outdoor spot serving craft cocktails and dishes made with ingredients from local vendors.Supermarket Albertsons, about 3 miles up Butterfield Ranch Road, is surrounded by a half-mile stretch of retail plazas, with eateries and necessities like banks, auto-care businesses and gas stations. More extensive retail selections are at The Shoppes at Chino Hills and Chino Spectrum Marketplace, both about 5 miles from Butterfield. Flores notes that a benefit of Chino Hills is that almost every area exit off SR-71 has shopping.
Wildfire precautions and awareness
Wildfires are a potential ongoing threat to the area. The city of Chino Hills advises residents to be proactive by keeping an emergency supply kit, moving flammable items away from the house and practicing proper yard maintenance and waste disposal. A University of California San Diego public safety program, AlertCalifornia, operates multiple webcam streams for Chino Hills, including one called Chino Hills Fixed East, which covers Butterfield.
