Robinhood-Bon Vivant’s sidewalk-lined residential streets sit immediately west of Interstate 805, in the rolling hills of East Chula Vista. The area’s steep ridges serve as a natural barrier between the neighborhood’s three housing sections. Closest to the freeway, L-shaped ranch-style homes are packed along gently sloping streets. Brandywine Avenue cuts through the center of the neighborhood, separating townhomes from the vernacular two stories further east. These larger homes are arranged in quiet cul-de-sac communities bordering the Otay Landfill and Compost Facility, but Breitfelder-Navas assures, “You would never know it’s there unless you’re looking at a map.” Many residents throughout the neighborhood have renovated their 1970s-style homes to feature modern appliances and sleek new interiors. With scenic mountain views, most detached homes list between $750,000 to $900,000, while three-bedroom townhomes cost closer to $550,000.

Free after-school programs at Valle Lindo Elementary

Kindergarteners begin at Valle Lindo Elementary, which scores a B-plus on Niche. As a part of the Chula Vista Elementary School District, Valle Lindo offers free after-school programs, language therapy and other comprehensive resources through the Community Schools program. Car-centered community 5 miles from the Mexican border

Robinhood-Bon Vivant is fewer than 5 miles north of the San Ysidro Border Crossing from Interstate 805. This major freeway connects to SR 94 further north, bringing locals to the San Diego International Airport in 25 minutes. In the neighborhood, Brandywine Avenue links to Chula Vista Crossings at its south end and Sharp Chula Vista Medical Center to the north. While the neighborhood is serviced by San Diego’s fixed route bus system, Breitfelder says “We’re not into public transit around here – it’s a very spread-out, car-centered community.”

Fast food and convenient groceries at Chula Vista Crossings

Robinhood-Bon Vivant’s quiet cul-de-sacs sit just across the street from Chula Vista Crossings. At this neighborhood shopping center, residents can shop for everyday groceries at Aldi and stop by In-N-Out Burger for a quick snack on the way back home. Chula Vista’s auto mall and other distribution centers line both sides of the street further west on Main Street. In the opposite direction, Asada Mexican is the best place to grab an authentic breakfast burrito before heading to work.
