Central Delhi has quiet residential streets in the heart of Delhi Township, part of Greater Cincinnati's West Side. It's a short drive from downtown, so residents can enjoy a suburban pace without long commutes to the city center. Neighborhood schools and local events support a community-minded feel, while nearby highways keep everyone connected to the metro. Buyers will find older, traditional single-family homes framed by mature trees, the kind of place to put down roots.

Single-family homes make up most of the housing stock

Most homes here were built in the mid- to late-20th century, though older properties turn up on the market from time to time. Some common styles you’ll find include ranch, Colonial Revival and split-level. Original features remain a hallmark of many properties, from brick exteriors to hardwood floors. Walk-out basements are typical, too, and thanks to years of renovations by longtime owners, many houses now offer move-in-ready interiors and finished lower levels.

Single-family prices generally run from under $100,000 to the high $400,000s, depending on age, condition and updates. Most lots are modest, though the area's hilly, wooded terrain means some back up to trees for extra privacy. Condos and townhouses add more housing options, such as the single-story units in Foley Square. Condos generally sell from the low $100,000s to the mid-$300,000s, and owners can expect monthly HOA fees.

Overall, the median sale price in Central Delhi sits a bit below Cincinnati's citywide median. "Central Delhi is a well-established neighborhood with deep family roots. It's very neighborly," says Amy Getgey, Cincinnati local and Realtor at Comey & Shepherd Realtors. "You can get a lot more for your money here. It's a gem. Unless you are from here, you might not know."

Homes are zoned for the Oak Hills Local School District

Getgey notes that families moving to Central Delhi are partly drawn to its schools. "You're in the Oak Hills Local School District, which is a neighborhood school system and a benefit," she says. One option is C.O. Harrison Elementary School, which holds a B-plus overall grade from Niche and offers a language immersion program.

Getting to downtown Cincinnati by car or Metro bus

Central Delhi sits about 7 miles west of downtown Cincinnati, roughly a 15-minute drive depending on traffic. Cincinnati Metro buses also connect the area to downtown and other parts of the city, though most residents get around by car. Nearby, Interstate 275 links up with the region's other highways, making it easy to reach destinations across Ohio and Kentucky.

Outdoor recreation ranges from lake walks to disc golf

Delhi Park has a paved walking trail around Clearview Lake, plus numerous ball fields and courts for tennis and pickleball. In the summer, the park hosts a concert series.

For a more natural setting, nearby Embshoff Woods Nature Preserve offers hundreds of acres of wooded terrain. A fitness trail winds through the forest, and there's also a playground and a disc golf course.
