It’s also intersected by U.S. Route 50, dotted with storage facilities, and some residents here — many of whom live in century-old properties on the slope of hills — are just a short walk away from the nature trails in Embshoff Woods. “It’s really the definition of an up-and-coming neighborhood,” summarizes James Clark of Sibcy Cline, Inc., who’s worked in Cincinnati real estate for over a decade. “You’ve got the parks, the river and some lovely houses. Some of them need a bit of fixing up, but once you restore them, they really stand out.”

Investment properties and revitalized historic homes
In Riverside Sedamsville, prospective buyers will find everything from investment properties to remodeled 19th and early 20th-century homes. Homes in need of repairs, often Foursquares, bungalows, Victorians and wood-sided Traditionals, can sometimes hover between $60,000 and $90,000. Whereas freshly renovated properties with ornate front porches and modern fixtures can sell for between $135,000 and $200,000. Riverside Sedamsville borders protected natural areas like the Delshire Preserve, where hilly hiking trails are lined with wildflowers. At Jim & Jack’s, a neighborhood dive on River Road, menu items include cheeseburgers, loaded tater tots and wings. The casual restaurant also hosts live bands, Bengals watch parties and line-dancing nights. There are additional shopping and dining options in Delhi, a Cincinnati suburb to the north, where residents can pick up groceries at Kroger or stop in at fast-food options along Delhi Road, like Wendy’s and Taco Bell. There’s also a Skyline Chili location here, a regional chain that local Keller Williams Realtor Brad Acree describes as a Queen City “staple.” During football season, he says, game day isn’t complete without Skyline Dip, made with Skyline chili and generous helpings of cheese. More options can be found in Price Hill or closer to the city’s downtown. “Friends visit from other cities—Chicago or even New York—and they say this is some of the best food they’ve ever had,” says Doug Spitz, lead Realtor at DWELL513. He recommends Safi for Moroccan cuisine and Abigail Street for Mediterranean dishes.

Other students in the western half of the neighborhood start off at Sayler Park Elementary, which also earns a C-plus from Niche, before moving on to the C-rated Gilbert A. Dater High School in seventh grade. Like Oyler, Dater focuses on career readiness, and students can enroll in the school’s culinary institute or take part in the hospitality and tourism employment pipeline.

The Major League in Queen City
Along with its foodie scene, Cincy is also known for being the home base of several major league teams. There are the Reds, who have been playing at the Great American Ballpark since 2003, and the Bengals, who kickoff from Paycor Stadium. Both venues are Downtown, which means it can be difficult to find pub tables and parking on game days. In 2021, the city saw the addition of a new major league soccer stadium, a development that has dramatically altered West End’s landscape and, according to former Cincinnati firefighter Charles Thompson, displaced several longtime residents. The Downtown area is also known for its museums. Local favorites include the Contemporary Arts Center and the Cincinnati History Museum, which features a recreation of a 19th-century steamboat port.

Riverside Sedamsville sits across the Ohio River from the Cincinnati/Northern Kentucky International Airport, which offers direct flights to over 50 unique locations. Buses 28 and 50 stop regularly along River Road, and there’s a modern—and free—streetcar line that operates Downtown. Residents also enjoy proximity to Interstates 75, 71 and 471. Although Cincinnati is famously hilly, Spitz says slipping isn’t too much of a concern, especially with four-wheel drive. “We have about two weeks a year here where we get a little bit of winter. It can get cold, but it’s never really terrible.” Residents have plenty of options when it comes to medical care: there’s Christ Hospital in Mount Auburn, Cincinnati Children’s in Avondale and Good Samaritan next to Burnet Woods.
