From ranch-style to spacious Mediterranean-influenced new traditionals
Home types vary in Citrus Hills. Within the gates of the Villages of Citrus Hills, ranch-style and new-traditional homes with Mediterranean influence and terracotta roofs are common. Properties in this community have sold for between $250,000 and $900,000. Homes outside of the gated community inside other subdivisions range from small, colorful, ranch-style homes to spacious Mediterranean-influenced homes that sometimes sit on an acre more of land. Homes outside the gated community have sold for between $200,000 and $950,000. Townhouses and condominiums are also available and have sold for between $140,000 and $680,000. “Most homes in Citrus Hills have deed restrictions,” Donna Dorsey, a Realtor with Citrus Realty, says. “Meaning some of the memberships and fees are deeded to the house.” Some of these deed restrictions also include a deposit. “Some homes have a mandatory $2,000 buy-in for all the amenities,” Horak says.
There are plenty of lovely ranch style homes sitting on over an acre in Citrus Hills.

Impressive band program at Lecanto High School
Students in Citrus Hills are assigned to Citrus County Schools. Starting in Pre-K, children attend Forest Ridge Elementary School, which earns a B grade from Niche. From there, students move on to B-minus-graded Lecanto Middle School. The final stop on their K-through-12 experience is Lecanto High School, which receives a B-plus from Niche and has an accomplished band program. As for private schools, the Solid Rock Christian Academy serves Pre-K through 12th grade and is B-graded by Niche.

When looking for a bite outside of the Villages, various options exist along Norvell Bryant Highway. Angelo’s Pizzeria & Ristorante offers Italian favorites, from meat lasagna to baked ravioli. When customers' entrees are done, Angelo’s serves cannolis, cheesecake and tiramisu for dessert. Mikang is another go-to option. “It serves Korean food and sushi,” Horak says. “It’s got great reviews and food.” Mariana’s The Stinky Rose is another Italian restaurant known for its brick oven pizzas. Right next door to Mariana’s is a Publix for any grocery needs.

Nearly equidistant to Tampa, Orlando and Gainesville
Citrus Hills is 77 miles from Tampa, 78 miles from Orlando and 60 miles from Gainesville. There is no public transportation offered in the neighborhood. Those looking to catch a flight can head 76 miles south to the Tampa International Airport. The HCA Florida Citrus Hospital is a 9-mile drive from the neighborhood for any needed medical attention.
From Villages of Citrus Hills events to the Florida Manatee Festival
The Villages of Citrus Hills have community events and special-interest clubs that residents can join. These clubs include ones for cycling, travel, cooking, bowling, billiards, and so much more. The community also has a 300-seat auditorium that hosts live music and entertainment performances. Every January, residents all around Citrus County enjoy attending the Florida Manatee Festival in nearby Crystal River. The two-day event includes live entertainment and opportunities to see manatees on boats or kayaks.

The Villages of Citrus Hills has 63 holes of golf across four courses, along with golf simulators, golf tournaments, and leagues that community members can join. These are a part of the Citrus Hills Golf & Country Club. Locals who don’t live in the Villages can play a round at Twisted Oaks Golf Club, which has an 18-hole course and a bar and grill that golfers can utilize for a meal after a day on the links.
