Brentwood Estates offers a safe suburban environment in Clearwater
Single-family homes dominate the Clearwater neighborhood of Brentwood Estates. The community mostly has single-story residences, but some two-stories are on the community’s edge. Properties have large live oaks and palm trees in the front and back yards, but streets do not have sidewalks. Most homes also have pools and sizable front lawns. Local grocery stores and restaurants are next to the community and near local outdoor destinations. “Brentwood is an up-and-coming area,” says Nikky Yang Victorino, a Realtor with Capstone Realty and Associates, who has been selling in the community since 2016. “It’s a very safe residential community.”

Single-family homes with no HOA
Homes in Brentwood Estates can range between $350,000 and $600,000. The primary houses include two-story Mediterranean revivals and single-story ranch styles. Properties stay on the market for an estimated 54 days, slightly higher than the national average of 46. Victorino says residents have been making modern renovations to homes, as many were constructed during the 1960s and 1970s. The neighborhood also attracts a mix of families and retirees. Hurricanes can be a factor, with Clearwater encountering heavy storm activity in 2024, but Victorino says the neighborhood was not significantly affected. Flood maps from Pinellas County show that parts of the neighborhood reside in a flood plain. Victorino notes that noise from local train lines or the Clearwater Airpark does not affect the area.

Sandy Lane Elementary in the neighborhood
Students start at Sandy Lane Elementary, a neighborhood school ranked C-plus on Niche, which offers visual and performing arts programs. The Calvin A. Hunsinger School, unranked on Niche, has kindergarten through 12 programs for students with emotional, behavioral and sensory issues. Students can be zoned for the B-rated Dunedin Highland Middle School and Dunedin High School, which has a B-plus.

State Street Park forms the western edge of Brentwood Estates and includes picnic tables and a multipurpose field. Montclair Park, 1 mile east, has a playground, sports courts and walking paths. Further east, the Frank Tack Park Sports Complex has several baseball diamonds and paved walking paths. The Clearwater Country Club, located south of the community, has been a local golfing destination since 1920. The course features a driving range and a formal event dining room. The Landings Golf Club, also south of Brentwood Estates, is a public facility with an 18-hole layout. Several Major League Baseball teams have spring training facilities near the community, including TD Ballpark in Dunedin, which hosts the Toronto Blue Jays, and BayCare Ballpark, which the Philadelphia Phillies use. The Phillies’ former spring training home, Jack Russell Memorial Stadium, is 2 miles southwest and used by youth leagues and high schools. Clearwater Beach and other coastal activities are 6 miles west.
