Resting along the scenic Savannah River, which serves as a natural boundary between South Carolina and Georgia, North Augusta is a peaceful South Carolina community just across the bridge from Georgia. It’s a convenient locale for homeowners who work in downtown Augusta and prefer the quiet residential character and lovely waterfront homes in North Augusta. Walkable streets, local shops and friendly residents give the community a small-town vibe. “I may be biased because I live here, but I think it is one of the best cities in this area. It feels very much like Mayberry, where everybody knows everybody. The people here are very warm and welcoming,” says Anna-Marie Boykin, a Realtor with Southeastern Residential. “I love having convenient access to everything. I can get to the grocery store or be outdoors on the Greeneway in minutes. You have everything you need living here in North Augusta.”
Midcentury ranch styles to golf course mansions
Those looking to move here will find a myriad of architecture, including 1950s split-levels for $250,000; 1970s ranch-style houses between $235,000 and $280,000; and more recent builds with two-car garages from $300,000 and $390,000. Pricing can vary from less than $200,000 to more than $1 million, depending on size, acreage and location. A five-bedroom contemporary traditional built on the River Golf Club in 2018 can ask $1 million. “There are some 6,000-square-foot riverfront homes that are a million plus,” Boykin says. “If homes are priced right, they typically sell within 30 days. North Augusta has a healthy real estate market.” Homes often rest on lots adorned by water oaks and pine trees that are common to the area. “The people of North Augusta love their trees,” Boykin says. In 2022, North Augusta received a Tree City USA Growth Award from the Arbor Day Foundation.

Public schools have high grades and golf champs
Public schools are within the Aiken County Public Schools, given a B-plus on Niche. Kids may start at Hammond Hill Elementary before moving on to Paul Knox Middle School, both earning a B Niche grade. Older students advance to North Augusta High, which Niche gives an overall A-minus. In 2023, North Augusta High’s golf team landed the South Carolina 4A State boys championship.

Greeneway, golf and SRP Park games
Outdoor options abound in North Augusta. The 12-mile North Augusta Greeneway is a well-loved destination for walkers, joggers, bikers and bird watchers alike. It arcs through trees, along the Savannah River, and to the River Golf Club, offering lovely scenery along the way. Residents can join the River Golf Club, which opened in 1998 and features a 19-hole championship golf course, fitness facility, the River Golf Club Grill and rental cottages on site for out-of-town guests.
“There are a lot of different recreational activities between the baseball games and the parks and the greenway,” Boykin says. “It really brings people together and creates a sense of community. It’s a very special town.” It’s a quick walk or bike to Riverview Park to shoot hoops, play a round of disc golf on the 18-hole course, or cool off on the splash pad during the summer months. Another popular pastime is catching an Augusta GreenJackets baseball game at the SRP Park in downtown North Augusta from April to September. This 4,500-seat venue also hosts a calendar of music performances.
