The defining characteristic of Clermont, the largest city in Lake County, is not the water, or the sun, or the 44,000 souls who call it home. It’s the hills. Founded in 1884 as a fruit farming community, this historic city of rolling, palm tree-dotted hills was once home to thousands of acres of citrus groves. But a massive freeze in the 1980s killed most of the groves and caused city leaders to turn their sights toward housing.
Development continues today, as convenient access to major highways US-27 and State Road 50 make Clermont a popular destination for people looking to live close to Orlando but avoid its congestion. The city’s proximity to the lakes delights boaters and jet skiers, and its hilly terrain – an anomaly for flat Central Florida – makes it an ideal environment for cyclists and runners. “People are really active here,” says Lydia Todd, a Realtor with Coldwell Banker Tony Hubbard Realty and a lifelong resident. “Fishing, boating, walking the trails or going to the state park. There’s so much to do.”

Variety of homes on hilly streets
The median price for single-family homes here is about $480,000; the median price for townhouses is about $390,000. Homes on the city’s northwest side are older, some dating back to the 1920s. Most are midcentury-era ranch-style with recent renovations or fixer-uppers looking for TLC. New Traditional-style homes built between 1990 and 2024 are more common on the northeast side. Gated HOA communities, including some for residents 55 and older, are prevalent south of State Road 50. In these communities, houses are often newly built and roomy, with four or five bedrooms. Homes along the city's lakes usually exceed 3,000 square feet or sit on spacious lots backing up to the water. Throughout the city, the streets are hilly. Residents enjoy gently sloping sidewalks and backyards offering picturesque city views or, for some, downtown Orlando. Condos and townhouses are also available, clustered in communities throughout the city.

Students are served by Lake County Schools
Lake County Schools serves the city and offers school choice through Educational Choice Transfer (ECT). The district rates a B on Niche, which also scores it the No. 3 school district in the Orlando area. High schoolers can attend A-rated Lake Minneola High off North Hancock Road, the top-rated public school in the county. Graduates can attend college in the city at Lake-Sumter State College, whose South Lake campus is located off North Hancock Road. The public college offers associate and bachelor’s degrees and rates a C-plus on Niche.

Clermont's active residents enjoy proximity to lakes and parks
Most outdoor recreation occurs around Lake Louisa, the largest of the Clermont Chain of Lakes. At Lake Louisa State Park, locals bike, run and walk the miles of trails and fish for largemouth bass. The Olympic-themed splash pads at Champions Splash Park are inspired by Clermont’s history as an Olympic training site. Future Olympians still train in the city at the National Training Center off Don Wickham Drive. The center offers group fitness classes, triathlon training and swim lessons. Golfers tee off at Kings Ridge Golf Club or Legends Golf & Country Club. Both semi-private clubs offer 18-hole courses on the city's south side.

Shopping and dining in downtown Clermont; afternoon trips to Walt Disney World
In 2015, Clermont started work on its Downtown-Waterfront Master Plan, which included more than 30 projects involving the city’s emerging art scene, local shopping and dining, and infrastructure upgrades. As a result, downtown Clermont is a hot spot for events with live music and food trucks. Popular is a walkable stretch of West Montrose Street full of local shops and restaurants. Locals also frequent the breweries downtown or take a trip to the top of the Florida Citrus Tower, a 22-story tourist attraction off South Highway 27. Multiple medical centers, including Orlando Health South Lake Hospital, cluster around Citrus Tower Boulevard near Highway 50.
Clermont residents also enjoy proximity to the Walt Disney World parks, less than 25 miles away. "I wasn't much of a Disney person, but now my family has annual passes, and it's cool. When I have a few hours free, I grab my kids, we go ride some rides, and then go home," says Daniel Betancourt, a Realtor with EXP Realty who sells throughout Central Florida.

The city hosts annual and weekly events
The annual Juneteenth celebration takes place at Waterfront Park in the summer, along with Red, White and Boom on July Fourth and Scaremont – Halloween on the Trail in October. Weekly downtown events include First Friday Food Trucks and the farmers market, which takes place every Sunday.

Easy access to US-27 and State Road 50
State Road 50 and Highway 27 run through the city. Most residents drive to get where they need to go and often commute to Orlando, about 26 miles away. For those taking public transportation, the Lake Xpress bus system has multiple stops throughout the city. For longer trips, the Orlando International Airport is about 35 miles away.
A look at Clermont's crime and weather
According to the FBI’s Crime Data Explorer, there were 129 instances of violent crime in 2024, up from 105 in 2023. There were 270 instances of property crime in 2024, up from 145 in 2023.
The city’s location inland often makes it safe from hurricanes, but some larger ones can cause damage from high winds and flooding. In 2024, Hurricane Milton caused flooding in parts of the city, forcing some residents to evacuate.
