Gordon Square thrived as a bustling commercial district until postwar prosperity caused a mass exodus to the suburbs, leaving the neighborhood in decline. With financial backing, Gordon Square has flourished, fueled by an arts-based community development strategy. Landmark projects include a $9.5 million effort to improve Detroit Avenue, renovations to Cleveland Public Theatre and Near West Theatre’s new facility. “Prior to that campaign, it wasn’t known as an arts district. Now this area is super electric,” says Terry Metter, Librarian at the Cleveland Public Library.
Theaters are worth the price of admission
With the Cleveland Public Theatre, Near West Theatre, and the Capitol Theatre, locals in the district are treated to a trio of opportunities to watch performances on the stage and screen. In 1921, Capitol Theatre opened its doors to show blockbusters, indie films and special screenings. Near West Theatre draws a crowd of nearly 13,000 annual audience members to show local talent. Also, the Cleveland Public Theatre highlights 800 artists who participate annually in performances and educational programs.

II Rione pizza, beer-infused donuts
Gordon Square has no shortage of ethnically-diverse restaurants that locals frequently visit. II Rione, a pizzeria known for its NY-style slices. This arts district features colonial-style homes with narrow driveways, luxury townhomes and condos that give residents a view of Lake Erie. Homes sold in the neighborhood range from $370,000 to upwards of $900,000, with a median home price of $414,500. Condos in this area range from $400,000 to $700,000. “There is a real mix of housing stock here. The oldest colonial homes were built in the 19th century, but townhomes seem to be the biggest new construction in the last twenty years. Still, there are also Victorian, Italianate homes,” Payton says.

Walkable, biking community in heart of neighborhood
Navigating this art district is easy on foot, as shops, entertainment, and other attractions are all within a short distance of one another. While there are plenty of bike lanes on the neighborhood's west side, it's best to avoid the heart of the district along Detroit Avenue, where street parking dominates the road. Cleveland Hopinks International Airport is roughly 9 miles away, while the nearest hospital, MetroHealth, is only 4 miles away.
