North Park offers convenience and investment potential
North Park is a small, mostly residential neighborhood that sits between Clovis’s two main commercial districts on Main and Prince Streets. It is notable for its convenience and for its investment potential, given that many of the homes lining the streets were built prior to World War II. However, despite the occasional need for renovations, the bones of these houses catch the eyes of prospective owners. “Some of the architecture south of 14th Street is gorgeous,” says Realtor Coletta Ray of Pioneer Realty. “We have people who buy down there just for the architecture.” From North Park, residents can experience all Clovis has to offer.
Small, historic homes on close city lots
Homes in North Park tend to be small, with an average square footage just over 1,400. They sit close together on the tight city lots, separated from neighbors by fences and occasionally shaded by tall trees. “A lot of the homes in that area are older, some almost 100 years old,” Ray says. “A lot have been remodeled, and most are getting central air and heating now. That keeps the price point low, but depending on how well the upkeep has been, they could require some large investment.” Many of these homes are two-bedroom, two-bath cottages. Prices vary from around $70,000 to $185,000, depending on size, number of bedrooms and the status of any necessary renovations.
Main and Prince Streets are centers of local commerce
North Park sits between Prince and Main Streets, two major commercial hubs for Clovis. The closest supermarket, Albertsons Market, is just a few blocks north on Prince, as is Harbor Freight, where residents can pick up DIY project materials. The local Walmart Supercenter is 2 miles farther up. Local pubs include Bandolero Brewery and Red Door Brewing Company, and food trucks are an important aspect of Clovis’s culinary culture. Food Truck Fridays takes place on Main Street every third Friday of the month, featuring a rotating lineup of trucks representing area restaurants like Root and Rind, Tacon Madre and Cousins Maine Lobster.
Clovis High’s Freshman Academy earns solid marks
Students in North Park are zoned to attend Clovis Municipal Schools, a district that receives an overall B-minus from Niche. Generally, families may request zone exemptions, apply for magnet programs or submit open enrollment transfers, with approval based on available space. James Bickley Elementary scores a C, and Marshall Middle earns a B-minus. Children in grade 9 attend the Clovis High School Freshman Academy, rated A-minus, and then proceed to Clovis High, which receives a B. The high school offers career and technical education pathways in food services, IT and agriculture.
Nearby parks offer playgrounds, fishing and a zoo
Green Acres Park is just northwest of the neighborhood. It offers a playground, a tennis court, a skate park and a small lake stocked with fish for local anglers. Bell Park, which has a baseball diamond, is also nearby. Just east on 7th Street is Hillcrest Park, home to the city’s aquatic center, a softball complex and the Hillcrest Park Zoo. Golfers can head to Colonial Park, a public 18-hole course on the north side of town.
North Park offers quick access to major roads in Clovis
Although public transportation in town is reservation-based, Clovis is easy to get around. “In Clovis, it takes 15 minutes to get anywhere in Clovis,” Ray says with a laugh. “21st Street is your main route if you’re going east to the base, or you have Thornton, Main and Prince Streets going north and south. It’s a very small town, so in terms of convenience, there really isn’t a bad place to live.” Prince Street is the most direct route to U.S. Highway 70, while 21st Street connects residents to the Plains Regional Medical Center and Cannon Air Force Base.
