A rural northern Mississippi community known for its farming and hunting

Coldwater is a sprawling neighborhood in rural Tate County. Part of the Mississippi Delta region, the area encompasses several small hamlets including Independence, Arkabutla and the township of Coldwater. This laid-back little community is home to rolling green hills and scenic bluffs. Known for its fertile soil, Coldwater was first settled by farmers from several southern states including Virginia. “Coldwater still has a country feel to it. There is still alot of agriculture here. There are horse and cattle farms and a lot of croplands and woods,” says Benny McCall, a Realtor with Turn Key Realty Group LLC, who is from the area. “If there is one thing that really stands out, it’s the hunting. Hunters come here from around the world. Tate County’s rich soil is full of minerals. As a result, the deer in this area are some of the healthiest in the entire country and the venison is some of the best tasting,” says Realtor McCall.

Affordable real estate with sizeable lots

Home prices in the area are quite reasonable. Homes in the town of Coldwater sit on tree-lined residential streets. Most homes sit on large lots back from the road. As town streets blend seamlessly into country lanes, the distances between homes grows noticeably larger. There are few sidewalks in the area. Craftsman, ranch-style and Colonials are popular. Homes range from $199,000 for a 3-bedroom ranch located in town to about $530,000 for a 5-bedroom on a cul-de-sac.

Academics and athletics

Children may begin their schooling at Coldwater Elementary, which is rated C by Niche. The school serves 197 students in kindergarten through Grade 6. It has a student-teacher ratio of 13-1. From there, students may progress to Strayhorn High School, which has a B rating and a student-teacher ratio of 14-1. Cameron Crump, a 2019 graduate, remains one of the nation’s best track and field athletes. He was named the 2023 SEC Men’s Indoor Field Athlete of the Year.

Getting outside and into nature

There are plenty of outdoor activities available, such as fishing, hunting, camping, and hiking. The Coldwater River Nature Trail consists of 8 miles of trails and a nature trail. Open year round, the trail offers hikers views of pristine bottomland and an abundance of wildlife including deer, fox and many species of birds. At Coldwater Park, visitors will find several playground structures, walking paths and picnic tables.

Cajun-style BBQ at Red’s Blues and BBQ

The towns of Coldwater and Arkabutla are both home to Dollar General Stores. Coldwater also has a pharmacy and a hardware store. In nearby Senatobia and in Hernando, there are plenty of retailers including Walmart and Walgreens. In the summer months, farm stands offering fresh produce can be found along many country roads. Grocery shoppers can stock up at Kroger’s and Aldi’s in Hernando. When it comes to dining out, Red’s Blues and BBQ in Coldwater serves Cajun-style BBQ in a rustic atmosphere. Expect to listen to live bands on Fridays and karaoke on Saturdays.

Singing the blues and having fun

Numerous Mississippi blues performers hail from around the Coldwater area, including Jessie Mae Hemphill and Otha Turner. Blue grass is still popular. In April, the annual Tunica Rivergate Festival is a weekend filled with music, crawfish, food trucks, a BBQ competition and shopping. Senatobia hosts the 5 Star City Fest, a musical event featuring a classic car show, a BBQ cookoff and lots of local vendors and artisans.

Getting around Coldwater

Coldwater is car dependent. The towns of Hernando and Senatobia are both about 5 miles north and south, respectively. Memphis is about 35 miles north and can be accessed via Interstate 55 and U.S. 51, which both run through Coldwater. Memphis International Airport is 28 miles away. There is no public transportation in the neighborhood.
