Established in 2007, Lorson Ranch is a master-planned community that appeals to families searching for newer homes at lower prices than other parts of Colorado Springs. This HOA development sits along the city's southeastern edge, below the Colorado Springs Airport and surrounded by Schriever Air Force Base, Peterson Air Force Base and Fort Carson Army Base. “Lorson Ranch is popular among military families and anyone looking to be part of a community; it feels like a big family,” says Realtor Rhonda Covey of Cutting Edge Realtors. “The location appeals to families with young kids because they can play in the street without worrying about traffic. Additionally, your daily travel routes differ from most of Colorado Springs, so you can avoid congestion on Interstate 25 or the Powers Corridor while going about your day.”

Houses range from the mid $400,000s to $685,000, with Contemporary Craftsmen and new builds as the primary options; however, some townhome subdivisions exist. Up to five bedrooms and four bathrooms spread across nearly 3,000 square feet. Grassy, fenced-in backyards are guaranteed, but they are small. Newer homes in and around Colorado Springs are built on tight lots to accommodate the increased housing demand. Sidewalk-lined subdivisions lead you through various parts of Lorson Ranch and are best used for walking dogs and riding bikes.

Students can attend Sunrise Elementary, Janitell Junior High and Mesa Ridge High Schools; all received an overall B from Niche. Great Schools gave the elementary school a 6/10, the junior high a 5/10 and the high school a 3/10. You won’t be able to walk to any of these schools, but you can back out of your driveway and drop your kids off within 10 minutes. Janitell Junior High and Mesa Ridge High Schools sit beside each other, creating an easy commute for parents with children in both schools. However, Grand Mountain School is in Lorson Ranch and serves kindergarten through eighth-grade students. This public computer science innovation school empowers children and teens to create technology that solves problems by identifying patterns, creating processes and improving communication.

A handful of subdivision parks provide an immediate source of recreation in Lorson Ranch. Each includes shared greenspace and playgrounds with slides, swings and climbing structures. Stingray Park is the neighborhood’s central gathering spot. In addition to the playground, it includes a large field, a basketball court and covered picnic tables. Various events occur at Stingray Park, often involving food trucks, bounce houses and DJs. Drive 5 miles west to Fountain Creek Regional Park for more adventure – 10 minutes without traffic. Stretching 460 acres, families can hike along creekside trails, cast lines in fishing ponds and explore the Nature Center.

On your way to Fountain Creek Regional Park, you’ll pass Safeway and Lowe’s – two of the only major retailers near your home. Drive an extra 2-5 miles, and you’ll find Big R Stores, Walmart Supercenter and Ross. Head north for 13 miles and widen your variety at Citadel Mall, or continue along the Powers Corridor to find a Cinemark Movie Theater, Target, and Hobby Lobby. Several local, chain and fast-food restaurants await no matter where you choose to shop. Rookies Taphouse and Eatery sits across from Safeway in Fountain. This sports bar uses locally sourced ingredients to make wings, salads and burgers, which many pair with Colorado craft beers.

Lorson Ranch continues to make room for families wanting to call Colorado Springs “home.” With new houses popping up daily, residents are invited to join this growing community that prioritizes a family-friendly culture, where your neighbors are the only ones driving down your street.
