Once named Point of Fork, Columbia is located in Central Virginia at the confluence of the James and Rivanna rivers. Until 2016, a portion of the community was incorporated as a town — the smallest in the state, with just 83 residents at its final count. Today, the larger area known as Columbia has a rural character, attracting those looking for a quiet retreat between Charlottesville and Richmond. “Living out there, you’re not looking to run into town every five minutes,” says Darrell Bowman, a Realtor with Better Homes and Gardens Real Estate Base Camp, who has worked in Central Virginia for over 40 years. “You’re looking for a few acres, where you can have a horse, or chickens, or cows. You don’t have to worry about anyone moving right next door to you tomorrow.”

20th-century homes and newer builds on large plots
The vast majority of Columbia’s homes sit within the community’s rural areas, and most are on acreage. Both newer and more established houses populate the community, including many cottages. “You’ve got some older stuff out there, but a lot of the homes have been built since the 1990s,” Bowman says. Smaller properties needing renovation sell between $75,000 and $175,000, while turnkey homes go from $250,000 to $400,000. Larger new traditional homes throughout the community can sell from $500,000 to $700,000.

Split between school districts, including Fluvanna County Public Schools
The larger community of Columbia is split between Fluvanna, Goochland and Cumberland counties. The Fluvanna County Public Schools system serves the formerly incorporated portion of the area. Students attend kindergarten through second grade at Central Elementary, which receives a B-plus rating from Niche. Carysbrook Elementary teaches third and fourth grades and gets a B rating. The B-plus-rated Fluvanna Middle covers fifth through seventh grades, before students finish at Fluvanna County High. The B-rated school’s nickname — the “Flying Flucos” — was coined by a local newspaper and has since been recognized as one of the most unique in the country.
Carysbrook Elementary School serves students in grades 3 and 4 and is part of the Fluvanna County Public Schools district.
Fluvanna County High School supports approximately 1,500 students.

Set between Charlottesville to the west and Richmond to the east
Columbia sits relatively isolated in rural Central Virginia. Two-lane highways like Virginia Route 6, known alternately as River Road and St. James Street, are the main roads through the community. Interstate 64 is about 15 miles from the center of Columbia and leads west to Charlottesville or east to Richmond. The Jaunt system offers a demand-response system to residents, though most locals generally own cars. The Sentara Martha Jefferson Hospital is the nearest medical center, about 30 miles away. Richmond International Airport is 55 miles from the community while Charlottesville-Albemarle Airport is 40 miles, but each are roughly an hour from the community.
Parks and river access accessible nearby
Despite Columbia’s rural character, much of its land is private rather than open to the public for recreation. Homes within the small Lakeside Village development can access Trice Lake for canoeing and fishing. Just outside the community in Goochland County, parks include Matthews Park and Leakes Mill Park, each with small playgrounds about 12 miles away. Nearby Cartersville offers a boat ramp onto the James River, 11 miles from Columbia. “There’s easy access to the James, since you’ve got the landing right there,” Bowman says. “It’s great for smallmouth bass fishing.”

Residents drive to shopping and dining in places like Goochland and Lake Monticello
Columbia is without much shopping and dining, though several wineries sit along the rolling hills around River Road. Rassawek Vineyard features a tasting room and serves as an event venue for weddings, concerts and festivals. The nearest convenience store is 6 miles east in Goochland, while the nearest grocery store is 11 miles west in Palmyra. Sal’s Italian Restaurant and Grill is 7 miles away, the closest spot for food. For larger shopping trips, residents often drive the 17 miles to Lake Monticello, or another 13 miles farther to Charlottesville.
