East of Columbus, near the busy interchange of Interstates 70 and 270, is the Independence Village neighborhood. “Affordable is the first word that comes to mind when talking about this area,” says Bhim Kharel, a Realtor with Howard Hanna Real Estate Services. “You’re not far from the Reynoldsburg and Canal Winchester areas, but it’s less expensive than being in those suburbs.”
“The typical home in Independence Village is three bedrooms and two-and-a-half bathrooms, and the price range is going to be from $250,000 to $350,000, with four-bedroom homes being on the higher end,” Kharel says. The architectural style of the homes is mainly two-story, bi-level and split-level. Most homes have an attached two-car garage, a full basement, and a fenced-in backyard. The older homes in Independence Village were built in the 1970s, and a newer home development in the southern part of the neighborhood was constructed in the 2000s. These homes have more space, between 1500 and 2500 square feet. The older homes generally are between 1500 and 2000 square feet.
There is ample space for outdoor activity in this neighborhood. The entrance to Independence Village Park at the end of Dewbourne Dr. There is a small parking area and a path that leads to a playground and a picnic shelter house. The playground has a couple of slides, swings, and climbing structures. Further down the walking path, there’s a basketball court surrounded by green space. A non-lighted baseball diamond is at the park’s southern end, and a paved walkway encompasses that. If the weather won’t allow outdoor exercise, or you prefer being inside, the Jerry L. Garver YMCA has most of what you can do outside and a little more. In addition to an extensive cardio and weight room, they offer swim lessons, summer camps for youth and teens, group fitness classes for adults and a childcare center. The YMCA also offers before and after-school programs.
Most Independence Village kids attend Groveport Madison Local School District schools. Sedalia Elementary School has an overall Niche grade of B-minus. The school serves students from pre-kindergarten through fifth grade. During the month of December, students at Sedalia completed a 21-day reading challenge that was done over winter break. Every day during that time, students read aloud with guest speakers on videos posted to Facebook. Niche says that Groveport Madison Middle School North has an 18-to-1 student-to-teacher ratio and gets a ‘B’ grade for the quality of teachers. Groveport Madison High School students can take College Credit Plus courses for both high school and college credit. Some homes in the northern part of Independence Village are zoned for the Columbus City School District, where students attend Oakmont Elementary, Yorktown Middle and Independence High Schools.
When it’s to fill your empty stomach tank, the Cajun Boil Bar on Brice Road features authentic Cajun and Low Country dishes, perfect for those who want some spice. Start with some gator bites, alligator tenderloin breaded and served with a spicy sauce. Their specialty is your choice of boiled seafood prepared in a seasoned broth with your choice of sides and Cajun sauces.
With the proximity to freeways, location is also one of the prime reasons people like living in Independence Village. “Commuting is convenient with I-270 and 70 nearby, but it’s also close to hospitals and public transit,” Kharel says. Some Central Ohio Transit Authority, or COTA, bus stops are just off Brice Road south of Interstate 70.
