A Columbus suburb sought after by commuters
When residents take evening strolls down Livingston-McNaughten's quiet streets, they will probably hear the distant hum of a lawnmower engine and smell the charcoal aroma of backyard barbeques. Neighbors might drive past and wave as they head to dinner at local restaurants. On some afternoons, the neighborhood buzzes with pregame excitement when Ohio State’s football team battles other Big Ten Conference schools. But suburban recreation isn’t Livingston-McNaughten’s only draw. Residents are also drawn to the area for its easy commute to downtown Columbus. “You’re just off Interstate 270, so there’s good freeway access. If you regularly commute downtown, a bus line runs from Reynoldsburg to downtown,” says Realtor Fredrika Kagai, who sells homes in the area with e-Merge Real Estate.
Local and chain restaurants
Multiple restaurants line the neighborhood’s northern border. People start their days with fresh bread and lox at Block’s Bagels. City Barbeque specializes in smoked meats. El Burrito Loco Y Pupuseria serves authentic Salvadoran dishes. Restaurants to East Main Street’s immediate north include Outback Steakhouse, Texas Roadhouse and Steak ‘n Shake. There are also multiple restaurants directly southeast of Livingston-McNaughten, including The Spot Bar. The neighborhood also offers retail options like Burlington and Dollar General. The Carnaby Center in the neighborhood’s northwest corner has a tattoo shop, a thrift store and a tabletop game store called the Guardtower East. Ghion Grocery on Brice Road sells Ethiopian cooking ingredients. The bordering neighborhood of Glenmeadows has a Kroger. Heritage Square Antique Mall sells yesterday’s furniture, toys and appliances.

“One thing we’re dealing with in Livingston-McNaughten is that everybody wants in, so the key is being patient during the strong seller’s market,” Kagai says. “It’s not unique to this neighborhood, but it is the reality all around Columbus.” Housing prices range from $100,000 to $400,000. A 1970s two-bedroom condo sells for between $130,000 and $160,000. “There are plenty of shared-wall condos for under $200,000,” says Realtor Nicole Badik, who also sells homes in the neighborhood e-Merge Real Estate. “You can even have the same area with condos and single-family homes right across the street from each other.” Tudor Revival-style townhouses are valued at between $140,000 and $190,000. Assessors value the neighborhood’s 1980s multi-family homes at between $320,000 and $400,000. Ranch-style homes from the 1950s and 60s sell for between $170,000 and $350,000.
