Tucked between the calm waters of the Scioto River and the hustle of Sawmill Road, Riverside is a neighborhood somewhere between the peaceful and the practical. The community is known for its tree-lined streets and easy access to large stretches of green space and public parks. But it’s also just minutes away from one of Columbus ’ busiest shopping areas. Families are drawn to the highly rated Dublin City Schools, while professionals appreciate how quickly they can get downtown or reach other major job centers.
Condos and houses at lower prices than in nearby neighborhoods
Traffic can stay pretty busy right outside the neighborhood, but Riverside itself has quiet, slow-paced streets lined with tall pines and maples. Most lots are around a quarter-acre or larger, and backyards usually have plenty of space for a swimming pool or a shed. There’s a good mix of housing styles here, and condos are popular, especially near the south end. Attached townhomes and duplexes range from the low to mid-$200,000s, while modern, unattached condos have sold from the high $500,000s to the mid-$900,000s. Contemporary colonial, split-level and ranch-style houses are common, generally selling from the high $200,000s to the high $400,000s. The newest homes lean toward New Traditional designs, and some even come with perks like river access and landscaped yards. These often sell between the high $500,000s and $1.2 million.
Even with those upscale houses in the mix, the median price for a single-family home in Riverside is in the high $300,000s, making it lower than the median prices in nearby Brookside Woods and Upper Arlington . Homes tend to sell fast, averaging around three weeks on the market: less than about half of the national average. “That area is huge, and it’s super trendy,” says Shannon Grimm , a Realtor with Howard Hanna. Regular sidewalks make the neighborhood itself pretty walkable, though locals typically drive across the street to shop.

Students in Riverside attend the highly rated Dublin City Schools, which Niche calls the best school district in the Columbus area. Shops and restaurants line the busy stretch along Sawmill Road
Sawmill Road runs along Riverside’s eastern border, and it’s got a reputation for having basically anything you might need. "You name it, it's along Sawmill Road,” says Richard Shearrow, vice president of RealtyOhio Real Estate. “If you can't find it, you're not looking very hard.” The whole stretch is lined with retailers, fast-food joints, chain restaurants and grocery stores like Trader Joe’s and Meijer. There are also a few local favorites sprinkled in. “There’s this little, teeny-tiny hole-in-the-wall restaurant called Moretti’s,” he says. “I used to joke that my wife married me because I took her there. Until you go to Italy, you’re not going to get better Italian food.”

Commuters have quick routes to major Columbus job centers
Bordered by U.S. Route 33 and state Route 161, Riverside is in a convenient location for commuters. The job hubs of downtown Columbus, Hilliard and Westerville are all within about 10 miles or less, while Dublin is just across the Scioto River. Bus stops for the Central Ohio Transit Authority are on Sawmill Road.
Parks and riverfront trails offer plenty of ways to get outside
