When homes go on sale in Riverside, they’re usually gone in no time. “It’s going to be a couple of days at the most,” Falah says. “Even the homes over a million dollars on the riverside will be gone very quickly.” Homes in the neighborhood’s northern part list in the $150,000 to $250,000 range. According to Rich Shearrow, vice president of RealtyOhio Real Estate, those homes are “$200,000 cheaper than the next competing neighborhoods because they’re smaller starter homes. I would call it a first-time homebuyer area.” Homes vary in style all across the neighborhood; there are typical three- and four-bedroom New Traditional homes, split-levels, bungalows, ranches and condominiums. Homeowners take great pride in upkeeping their properties, and when it comes time to sell, homes can go for anywhere between $350,000 and $460,000. However, prices and property size grow exponentially the closer a home is to the river. “You’re not going to get something close to the river for less than $500,000,” Falah says. Riverside Green Park is the neighborhood's playdate spot. The shaded green space features a small playground, tennis courts and walking paths. It's most accessible to neighbors living beside it because visitors rely on street parking, but it is open to all who want fresh air. Getting access to the Scioto River is close by at Kiwanis Riverway Park, a nature preserve to the north with a trail through the wetlands. Students attend Riverside Elementary School, which receives an A-minus grade on Niche. Learners continue to John Sells Middle School, which earns an A and is the fifth-best public middle school in Franklin County. Students can participate in state and nationwide contests in areas of study like geography and history. Dublin Coffman High School offers activities centered around outdoor recreation, like the mountaineering club, ski and board club and disc golf club. The overall grade for Dublin Coffman is an A-plus, and it’s the third-best public high school in Columbus.Living by the airport and rush hour traffic
Directly west is The Ohio State University Airport, the busiest airport in Ohio. While this raises questions about noise, Shearrow assures that the airport lives in harmony with the neighborhood. "It's a major training airport but only accommodates very small jets and dual props. I literally lived in two different places in the neighborhood and barely noticed it. Every once in a while, you'd hear a jet coming in." In reality, Sawmill Road has some of the highest noise levels, as it's lined with businesses and is the main road for residents to get in and out of the neighborhood. The traffic can be intense, especially during rush hour and the holiday season. However, Shearrow shares, "If you know the backways out of the neighborhood, you can get around the traffic." He says the neighborhood layout is centric to locals, so newcomers get the hang of avoiding traffic with time. Once off Sawmill Road, commuters can access Ohio State Route 161 and Interstate 270. Public transit is available along Sawmill, and the neighborhood is 15 miles from John Glenn Columbus International Airport.Every need met along Sawmill Road
Sawmill Road is a central commercial corridor that creates the neighborhood's eastern boundary. "You name it, it's along Sawmill Road. If you can't find it, you're not looking very hard," Shearrow says. Retail stores, familiar fast food stops and chain restaurants line the entirety of the corridor, as well as grocery stores like Trader Joe's and Meijer. More locally known spots also make an appearance. "There's this little, teeny tiny, hole-in-the-wall restaurant called Moretti's," Shearrow says. "I used to joke that my wife married me because I took her to Moretti's. Until you go to Italy, you're not going to get better Italian food." Away from Sawmill Road, diners can enjoy river views alongside Turkish and Mediterranean cuisine at Café Istanbul, which has served the Dublin area for over 20 years. The area is also 1-1/2 miles south of the Columbus suburb of Dublin, which includes a 25-acre mixed-use development called Bridge Park. It's a mini downtown area with shopping, restaurants and a fitness center.
