Newer homes at a reasonable range
Homes are mainly from the late 1980s and 1990s, with the newest additions added around 2015. Construction in the area is complete, although the potential to grow exists. “Most of Hilliard is newer. There’s still a lot of farmland that can be developed without getting rid of the parks and other green spaces,” says John Kohlhepp, Realtor with Keller Williams Capital Partners Realty. The housing market is active, with open listings averaging about two weeks. Prices range between $225,000 and $470,000 for New Traditional, split-level, ranch-style and Colonial-inspired single-family homes. Front lawns are small to mid-sized, sporting short driveways, compact gardens and well-loved basketball hoops. Shade trees and sidewalks line wide roads. Many homeowners decorate exteriors for the fall and winter holidays, making Sweetwater a festive spot to drive or stroll through.Condos and townhomes densely congregate around the commercial centers between Tanglewood Park Boulevard and Hilliard Rome Road. Prices range between $150,000 and $280,000 for 800 to 1,900 square feet.
Tournament days at the neighborhood’s expansive park
Spindler Road Park offers 111 acres of green space within the community. Visitors and sports leagues can access over 25 multi-use fields for practices and games. Multiple parking lots and a concession stand accommodate crowds on tournament days. Pets make friends at the enclosed, off-leash dog park, while cyclists and hikers travel between natural areas via the Mudsock Trail. The trail connects Spindler to Clover Groff Natural Area and Frank’s Park, 1 mile away. The neighborhood falls within the Hilliard City School District, which has an A-minus Niche score. Kids can walk to Hilliard Horizon Elementary School, which is inside the community. The school has an overall score of B but earns an A rating for its diversity. Students then move to Hilliard Memorial Middle School, followed by Hilliard Bradley High School. The middle school receives a B-plus, while the high school has an A-minus rating. Hilliard Bradley students can apply for the school’s career mentorship program to explore future college and career opportunities while gaining valuable real-world experience.Busy roads offer convenience but slower commutes
Sweetwater has immediate access to two important roads, Hilliard Rome Road and Interstate 70. However, this means more traffic and noise within the area. “Traffic-wise, it’s pretty bad. Once you go past the off-ramp, for whatever reason, turning left at that McDonald’s onto Renner Road takes forever,” says Kohlhepp. The areas around the interstate continue to grow, so plans are slowly being made to improve traffic flow. “The best infrastructure thing they could do is build another exit because the only way to get in is off 70. That’s not ideal,” Kohlhepp says. Alternative transportation includes public bus stops and bike lanes along Hilliard Rome Road, and some homes are within walking distance of the road’s retail hotspots. The neighborhood is within 3 miles of Interstate 270 and OhioHealth Doctors Hospital, and John Glenn Columbus International Airport is roughly 19 miles away.Authentic Asian fare near many national brands
Multiple commercial centers are along Hilliard Rome Road, the area’s primary thoroughfare. Kroger, E&H Ace Hardware, Sam’s Club and Kohl’s cover a variety of needs, and restaurants fill the spaces between their brick-and-mortar stores. Ye’s Asian Kitchen serves authentic Chinese dishes with a twist, using ingredients like jellyfish, duck and soy protein to cater to diverse palates. Submarine House broadcasts the game while customers order cheesesteaks, and spicy wings are a specialty at Roadhouse Wings & Grille. Market at Hilliard shopping center is another spot for nationally recognized brands, like Target and OfficeMax, with a Walmart Supercenter around the corner.
