Homeownership and rising values mark Westbend
If you travel west from the Westbend neighborhood in the Galloway area west of Columbus, you’ll start getting into the rural landscape, but you’re close to everything you need. “It’s an up-and-coming area with the majority of the people owning their home,” says Ryan Lawasani, a Realtor with Coldwell Banker Realty. “There’s a lot of home value appreciation. In a couple of years, a home went from being valued at $225,000 to $373,000.”
Homes have big spaces, small taxes and water views
There’s lots of space inside the homes in Westbend that were primarily constructed in the early 2000s. “The amount of space in the homes can vary from 1600 to 4,000 square feet,” Lawasani says. “One of the draws in the area is that taxes are low because you’re in the Columbus School District, so you get more house for your money.” The price range of the homes runs from $285,000 to $430,000. Two-story contemporary, bi-level and ranch-style are the prominent architectural types. Four bedrooms and three bathrooms are standard in larger homes; some have fireplaces and decks that are perfect for entertaining. Some houses back up to a pond, so water views come with some of the backyard ambiance. The area around Westbend is growing. “Some new apartments recently went up on the corner of Hall and Galloway Roads that I thought would lower the home values, but they are nice luxury apartments that have only enhanced the neighborhood,” he says.
Local schools offer small class sizes and AP options
Students living in Westbend attend Georgian Heights Elementary, Wedgewood Middle and Briggs High Schools within the Columbus City School District. Niche says the student-to-teacher ratio at Georgian Heights Elementary is 16-to-1. There’s a cozy learning environment at Wedgewood Middle with a 14-to-1 ratio. The GreatSchools website indicates that students at Briggs High School can take advanced placement courses in Environmental Science, US Government and Politics and English Language and Composition.
Galloway Sports Complex adds trails, fields and inclusive turf
Until a few years ago, the area south of the homes in Westbend was rural. Now, it’s developed into a mecca for athletic activity. The 111-acre Galloway Sports Complex features multiple baseball diamonds and soccer fields for public use. Groups, such as organized athletic leagues, can reserve one of the fields for their event, and availability is on a first-come, first-serve basis. There is a unique playing surface at the Galloway Sports Complex. It’s called OneField, a special artificial turf that allows people in a wheelchair to play soccer. The turf is made from materials that do not stick to the wheelchair. A 1.6-mile loop trail around the complex also passes by a small, forested area and a pond. People have been known to cast a line into the water.
Tres Potrillos has salsa, spice and a patio for post-game meals
After a long day along the walking trail or games at the Galloway Sports Complex, Tres Potrillos Restaurant in the Galloway Square Shopping Center hits the spot. If the weather is nice, you can enjoy your favorite Mexican dish on the patio. The salsa served with the chips is homemade, and if you’re daring and don’t mind some heat, you can complement your food with their Diablo sauce.
Major roads connect the neighborhood to nearby amenities
It’s just over a 20-minute drive to downtown Columbus, and you’re not far from the Broad Street corridor to the north. “That’s only a few miles away, where you have many different options of restaurants, Kroger and car dealerships. Anything you can think of,” Lawasani says.
