One of the largest suburban neighborhoods in Concord County

In the San Francisco Bay Area, north of the Lime Ridge line rests Cowell/Canterbury. This neighborhood is a part of Concord, claiming the largest population in the county. It offers residents a desirable, classic suburban lifestyle, with quiet, tree-lined residential streets that feature a diverse range of housing options. “This area has very eclectic housing from high-end estates down to quaint dwellings,” says Wendy Moore, a longtime area realtor at Christie’s International Real Estate Sereno as well as a member of the Chamber of Commerce. Among its many neighborhood perks is that it's surrounded by an abundance of outdoor adventure. “Locals in Cowell/Canterbury love the outdoors and spend time heading to the Markham Nature Park and Arboretum or exploring the Lime Ridge,” Moore says.

Mixed housing landscape with 20th-century homes

The neighborhood’s housing landscape features paved sidewalks and a mix of housing styles, from modest cottages to larger contemporary homes. “Homes in Cowell/Canterbury were originally built during the 1950s,” Moore says. “There are small cottages, and many have a Cape Cod style feel.” While many residences in the community are from the 20th century, the bulk of properties here are most commonly located in the most populated subdivisions, such as Limeridge to the south and, Sheffield Village and Canterbury Village to the north. Home prices typically range from $675,000 to $1.3 million.

Public schools with career and technical programs

Students may attend El Monte Elementary School, which gets a C-plus rating from Niche, followed by the C-rated El Dorado Middle School. The B-plus-rated Concord High School has an award-winning marching band. As winners of the 2023 San Francisco Fleet Week band competition, they were awarded the title of “Best Band in the Bay Area.” The school also offers Career Technical Education (CTE) courses in computer applications, construction technology and robotics.

Park gardens and nearby natural wildlife spaces

Concord Community Park is the area’s main park, offering traditional park amenities, including a playground and open green spaces. “People also enjoy being close to the park for tennis and swimming,” says Moore. “Locals use the park to host large parties.” The neighborhood’s Markham Regional Arboretum is considered a community gem, featuring a slow-flowing creek, gardens and tree-top canopied walking trails. Lime Ridge Open Space is located south of Cowell/Canterbury, an expansive wildlife protection area covered with evergreen shrubs and wildflowers. It offers scenic walking and biking paths abundant with native wildlife. More trails can be found along the California Riding and Hiking Trail, which has a portion of it that runs through the neighborhood.

Most local dining, shops and markets are found off Treat Boulevard and Clayton Road to the north. Here, Huckleberry’s is the go-to spot for breakfast and brunch favorites, while Pasta Primavera Café offers classic Italian-influenced comfort food dishes. Buttercup is a locally owned chain restaurant with a traditional American diner feel, and nearby Safeway provides everyday grocery items. Multiple bus stops are located around the neighborhood, provided by the County Connection system. These bus routes also lead to regional Bay Area Rapid Transit (BART) stations for light rail travel. Cowell/Canterbury is about five miles from major thoroughfares, including Highway 242 and Interstate 680.

Community events in downtown Concord

Cowell/Canterbury is less than a few miles from the city’s center for annual community events. One of the most popular gatherings is the Concord Music and Market series, which takes place on Thursdays from June through September at Todos Santos Plaza. Locals can enjoy listening to a lineup of local bands along with shopping from weekly rotating local artisan vendors. Todos Santas Plaza is also home to the city’s annual holiday tree-lighting ceremony, which takes place during the first week of December.

Next to fault lines with mitigation plans

While residents can enjoy majestic views of Mount Diablo in the distance, there are still quiet reminders of the neighborhood’s proximity to fault lines. However, the city of Concord currently has a mitigation plan along with a volunteer Community Emergency Response Team.
