Rural meets suburban in Cookeville's Eight neighborhood
In a small city in the Tennessee countryside, the Cookeville neighborhood known as Eight is neither urban nor suburban but rather a hybrid of both. On the southern and eastern ends, the neighborhood begins to resemble the surrounding rolling terrain still to come, with open spaces, fewer homes and less density. Toward the north and west, there is a highway cloverleaf, more homes and businesses, some shopping and more industry. “Everyone has got a little land here,” says Chena Morris, a Realtor with The Real Estate Collective in Cookeville. “Since the more developed neighborhoods are close to town, 3 or so miles out there are larger properties available.”
A mix of rural and suburban homes are available
Eight has properties with varied lot sizes. East of Route 111, houses are spread out with room for farms or livestock, while west of Route 111, houses are closer together, often in subdivisions that were built in the early 2000s to 2010s. Rural houses are mostly ranch-style, and suburban houses are often Craftsman-inspired bungalows, brick Cape Cods or newly constructed farmhouses. Houses range in price from $300,000 to $650,000, with newer houses at the high end of the range.
Ranch homes are one of the more popular styles of homes in Eight.
Moder farmhouses in Eight are larger and newly built.

Local ramen restaurant joins fast casual chains for dining options
A mural with the tagline, “Let’s rame ’n’ roll, Cookeville,” welcomes guests into Toki Poke & Ramen. This local restaurant serves authentic Japanese dishes like bao buns and gyoza dumplings, along with signature ramen and poke bowls. “Our southern side of town has more the chain restaurants,” says Morris of the area that forms the northern sections of Eight. “We call it Restaurant Row around here.” Fast casual restaurants KFC, Waffle House, Subway and Sbarro are nearby, as is Sam’s Club, the neighborhood grocer.
Aside from restaurants and grocers, there are job opportunities at several offices and warehouses in the neighborhood, including a Budweiser distribution facility and several autobody shops on South Jefferson Avenue. Farther south are state and local government facilities including the Tennessee Department of Transportation, Cookeville Wastewater Treatment and the Putnam County Solid Waste Division. Trucking lines also operate bases along Route 111.
