Parks are a big draw in Cookeville

Cookeville combines Appalachian Mountain scenery, proximity to state parks and a neighborhood-naming convention that relies on numerals, not names into a community about halfway between Nashville and Knoxville in central Tennessee. Alongside Cookeville's compact downtown is Five, the largest of eight neighborhoods in the city of about 35,000 people and the neighborhood with the city's largest parks. “Cookeville is a small town that lives like a big city,” says Chena Morris, a Realtor with The Real Estate Collective. “We’ve got a ton of community events and classes, but outdoor activities are the real draw. With nine state parks under an hour’s drive and 135 waterfalls within 30 minutes’ drive, it’s a cool place to live if you like spending time in nature.”

Ranch-style homes offer large residential lots

Space is one of the hallmarks of residential enclaves in Five. “Everyone has a little land and elbow room,” says Morris. “There’s no cookie-cutter housing here.” Most Five houses were built in the ranch style, but planned communities from the early 2000s added condos and townhomes near downtown. Though there are some quarter-acre lots, half-acre and larger properties are easily found. “Cute, single-family homes here are priced just a bit above the town’s median,” Morris says. House prices in the Five neighborhood range from $200,000 to $475,000. Newer condos and townhomes can sell from about $300,000 to $470,000.

Cane Creek Park is a hub of outdoor activity

Cane Creek Park on the northwest side of the neighborhood is one of the town's most versatile recreation destinations. Picnic pavilions, playgrounds, hiking trails and lake access are popular at the 262-acre site, and the Cane Creek Recreation Center offers year-round indoor fitness programs, dance classes and community events. Cane Creek Lake occupies about a quarter of the park, with two fishing piers. “The lake is stocked annually, so there’s really good fishing,” says Morris. People rent paddleboats, kayaks and canoes from the concession stand off CC Camp Road. On the north side of the lake, Cane Creek Dog Park has agility training equipment in its enclosure. Cane Creek SportsPlex, adjacent to Cane Creek Park, is a softball and baseball complex that attracts tournaments, league play and youth camps.

Park View Skate Park on Scott Avenue is also city-run and free to use. This skateboard park has a bowl for intermediate and advanced skaters, plus street features such as ledges, rails and gaps. Just north of the skate park, Homer Hackett Field's four baseball diamonds were built with outfield fences of varying distances to host a variety of age groups.

Putnam County Schools has several options for K-12 education

Students growing up in Five are zoned by address into one of three kindergarten-through-fourth-grade elementary schools within Putnam County School District. Cane Creek Elementary School and Park View Elementary School are both graded B by Niche and Prescott South Elementary School is graded B-plus. From there, students in grades 5-8 may attend Prescott South Middle School, graded B-plus, or Upperman Middle School, graded B-minus. Upperman High School is graded B and Cookeville High School, is graded B-plus.

Tennessee Tech University is on the north side of the city, with about 10,000 students.

Restaurant Row offers quick eats, while local diners provide third spaces

A collection of shopping centers and strip malls line South Willow and South Jefferson avenues. The nearest grocery stores are a Food Lion in Jackson Plaza, and a Kroger on South Jefferson Avenue.

“If you go down south of town, you’ll reach Restaurant Row, where all our chain restaurants are,” says Morris. “But our locally owned restaurants and boutique shops are closer to downtown.” One such restaurant is Midtown Social, a laid-back New American grill with modern décor and patio seating. Diners can play table tennis and sip local brews while waiting for orders. On South Walnut Avenue, Lazy Cow Creamery offers a variety of ice cream flavors, made on-site using local ingredients, including milk from Sunrise Dairy Farm in nearby Crossville.

Five is not very walkable outside of its parks

Five is just over 2 miles south of downtown Cookeville, and driving between the two takes around eight to 10 minutes. Interstate 40 crosses the southern portion of the city, connecting it to Nashville and Memphis to the west and Knoxville to the east. The neighborhood is not considered walkable due to a lack of sidewalks and primarily car-centered infrastructure. Nashville's airport is the nearest with commercial air service, about 70 miles. Commercial bus service is available between Cookville and the Nashville airport.
