On the eastern outskirts of Council Bluffs, the streets of McPherson Hills wind through leafy tunnels, around hairpin curves and past open fields. Old railroad tracks follow the path of Mosquito Creek along the edge of the neighborhood, about 2 miles outside the downtown districts. Aside from a small network of cul-de-sacs near McPherson Avenue, the area is densely wooded and sparsely populated. “I would say, for the most part, McPherson is rural,” says Theresa Martin, a Realtor with NP Dodge Real Estate who’s been selling in the area since 2000. “They’re bigger lots, almost considered acreages. But McPherson also goes right into town.” Iowa Western Community College is on the eastern side of Mosquito Creek, within a mile of most homes.

Properties in the heart of the neighborhood are spaced widely apart, with sweeping lawns and tree canopies. The cul-de-sacs off McPherson Avenue are populated with a blend of raised ranch-style and split-level contemporary homes. Many builds date to the 1970s, with some newer developments occupying the southeastern corner near the railroad tracks. Because homes are so scarce, they rarely appear on the market. Iowa Western Community College, less than a mile away, offers more than 80 two-year programs in vocational and technical education and the liberal arts. “The fact that it’s near the college is a big plus,” Martin says. “It’s a junior college, but it’s got an amazing campus, and a lot of athletes use it as a springboard to get into DI athletics.”
