On the eastern outskirts of Council Bluffs, the streets of McPherson Hills wind through leafy tunnels, around hairpin curves and past open fields. Old railroad tracks follow the path of Mosquito Creek along the edge of the neighborhood, about 2 miles outside the downtown districts. Aside from a small network of cul-de-sacs near McPherson Avenue, the area is densely wooded and sparsely populated. “I would say, for the most part, McPherson is rural,” says Theresa Martin, a Realtor with NP Dodge Real Estate who’s been selling in the area since 2000. “They’re bigger lots, almost considered acreages. But McPherson also goes right into town.” Iowa Western Community College is on the eastern side of Mosquito Creek, within a mile of most homes.

Properties in the heart of the neighborhood are spaced widely apart, with sweeping lawns and tree canopies. The cul-de-sacs off McPherson Avenue are populated with a blend of raised ranch-style and split-level contemporary homes. Many builds date to the 1970s, with some newer developments occupying the southeastern corner near the railroad tracks. Because homes are so scarce, they rarely appear on the market. When they do, they typically sell within 22 days, as opposed to the national average of 46. Recently, ranch-style and contemporary homes sold in the $300,000 to $400,000 range. Iowa Western Community College, less than a mile away, offers more than 80 two-year programs in vocational and technical education and the liberal arts. “The fact that it’s near the college is a big plus,” Martin says. “It’s a junior college, but it’s got an amazing campus, and a lot of athletes use it as a springboard to get into DI athletics.”

Sports fields and walking trails at Valley View Park
The nearest public green space is Valley View Park, tucked between the railroad tracks and Mosquito Creek, about a mile outside the neighborhood. The sand-based playground is suitable for toddlers and preschoolers, and trees lend shade to the grills and picnic tables. Sports fields and tennis courts invite organized games, and walking trails extend past the park’s boundaries into the surrounding prairie. Playing fields for IWCC are within a mile of most homes, making it easy for residents to pop over and cheer on the Reivers. The Arts Center at Iowa Western hosts concerts, symphonies, ballets and other live performances throughout the year.

Despite the bucolic vibe, McPherson Hills is within 2 miles of Council Bluffs nightlife on the Historic 100 Block. Residents commuting to the Bayliss Park business district have a 3-mile drive, and it’s about 7 miles to Omaha on the Nebraska side of the border. Health care is available at CHI Health Mercy and Methodist Jennie Edmundson Hospital, a mile away on East Kanesville Boulevard. The closest major airport is Eppley Airfield in Omaha, a 10-mile drive.
