Crestwood Village is a 55-plus community of about 8,000 residents in Ocean County’s Manchester Township. The area consists of seven smaller communities run independently. Each has its own clubhouse, which features a library and banquet hall. Aside from that, individual villages are managed slightly differently and have different amenities. A bus shuttles locals to nearby shopping centers, and an annual maintenance fee provides repairs to homes. “Depending on the village and model that you live in, the maintenance fee includes taxes, roofs, siding and anything outside,” says Realtor Noreen Lynch with Crossroads Realty, who has nearly 4 decades of experience selling in the area. Plus, Crestwood Village is a short drive from the Jersey Shore and has access to major roadways that lead to surrounding areas.

Low-maintenance housing for folks wanting to downsize
Crestwood Village has seven villages. One through four are run like co-ops. “You’re buying shares,” Lynch says. “It’s not considered buying real estate.” Those living in villages five, six and seven are considered homeowners. Housing styles are consistent throughout all communities, with Cape Cods, ramblers, ranch-style homes and some duplexes making up most of the area’s stock. Constructed for those looking to downsize, these modest properties are typically 800 to 1,000 square feet. The median home price is $162,000, significantly lower than the national median.
Each resident pays a maintenance fee that covers lawn mowing, garbage removal, bus services, roof replacements and repairs and more. “It’s 3 inches or more for snow removal,” Lynch says. “And they only do the driveways.” Crestwood Village also has 24-hour maintenance emergency services.

Village amenities and nearby green spaces
Each village has slightly different amenities, but all seven have a clubhouse with a library and banquet hall. Some have pool tables or fitness facilities. These clubhouses host social events almost every day of the week. “They have dances, travel clubs, bingo – bingo is especially popular,” Lynch says. Crestwood Village I is the only community with a golf course, and residents can bring guests to play on the 9-hole, par-3 course. Locals can also play indoor and outdoor shuffleboard and bocce during the spring, summer and fall through organized leagues.
Hiking trails and large green spaces surround the area. Double Trouble State Park spans 800 acres to the east, with about 8 miles of trails winding through cedar swamps and pine forests. Kayaks and canoes coat through central Cedar Creek, and hunting is allowed in some sections.
