Walkability a key feature of the Clarkdale neighborhood
Major employers like Sony Studios, Apple and Amazon are just blocks away from Clarkdale, a quiet neighborhood off Venice Boulevard, and adjacent to Interstate 405. The ability to walk to work is a luxury most people can’t buy in this area of the state, making Clarkdale very attractive. Walkability to commercial areas is one of the neighborhood’s key features. “And kids in this area can walk to elementary, middle and high school, which is pretty rare,” says Dannie Cavanaugh, the principal at Cavanaugh Realtors and a Culver City resident since 1962.
Mix of vintage single-family homes and contemporary multifamily units
“There are some single-family homes in Clarkdale, but much of the neighborhood is zoned RMD — residential medium density,” Cavanaugh says. “So, you’re going to see some early-to-midcentury bungalows and ranch-style homes, but it’s going to be a lot of multifamily between two and eight units.” Most of the medium-density buildings in Clarkdale are north of Washington Boulevard, while the tree-lined streets of single-family development are to the south. Homes in the neighborhood are priced between $1.1 million for something vintage with about 1,600 square feet and $2.4 million for a contemporary infill development on a teardown lot with about 2,700 square feet. “Over the years, old homes have been torn down and replaced with apartment buildings, or more recently townhomes and condos,” Cavanaugh says.

Japanese and Spanish immersion at Culver City High School
Culver City Unified is a highly competitive school district graded A by Niche, with an A-plus in diversity and college prep. Kids may start their education at La Ballona Elementary, a walkable community school on Washington Boulevard that is graded B-plus by Niche. Culver City Middle is graded A-minus, while Culver City High School is graded A. The high school has the state seal of biliteracy, which means language students have attained a high level of proficiency in speaking and reading in one or more other languages. Noise and traffic issues on and around Interstate 405
Clarkdale has direct access to Interstate 405, which makes up its western border. “There are some houses along the freeway here where noise will be an issue. The 405 is walled off and covered in vegetation, but you know it’s there,” Cavanaugh says. Traffic in and around the neighborhood, particularly along major thoroughfares like Venice Boulevard, can be intense. The neighborhood is walkable and pedestrian-friendly, with dedicated bike lanes. For those relying on public transportation, Culver CityBus operates routes along major roadways like Culver Boulevard and there is a Metro station along Washington Boulevard. Downtown LA is about 12 miles east, and Los Angeles International Airport is about 8 miles south.
Tellefson Park has a neighborhood playground and sports facilities
Clarkdale is home to Tellefson Park, a pocket park with a playground and sports facilities situated on about 1.5 acres. Right outside the neighborhood is Veterans Memorial Park, home to the teen center and community pool. The 13-acre park has fields for soccer and softball and courts for tennis and basketball. Although the city is technically landlocked, Venice Beach and the Pacific Coast are just 5 miles west of the neighborhood.

Mom-and-pop drinking and dining around Washington Boulevard
Clarkdale is primarily residential, though there is a little commercial stretch with a few businesses and restaurants near the intersection of Washington Place and Washington Boulevard. For a creative take on New American comfort food, Metro Cafe is bright and airy, with big open windows in the front and patio seating below striped awnings, umbrellas and string lights.
