A retail hub of Culver City near the beach
Culver West, a highly walkable part of Culver City, brings a more coastal vibe to The Heart of Screenland. “There’s the proximity to the beach, and you’re surrounded by the restaurants and shops. It’s a really vibrant area,” says Realtor Todd Miller, who works with KW Advisors and has over two decades of experience in the region. String lights brighten restaurant patios, and the abundance of local shops and international cuisine means there's always something going on in the neighborhood. Next door to Venice, the community’s access to the famous Venice Beach is a major plus, only about a 10-minute drive away.
Washington Boulevard businesses, from Hatchet Hall to ChocoVivo
Washington Boulevard, the centerpiece of the neighborhood, is a walkable retail hub of over 20 blocks lined with locally owned shops, cafes and restaurants. One of the district’s most popular dining spots is Hatchet Hall, a trendy New American restaurant decorated with taxidermy and knickknacks; it earned a Michelin star in 2023. Just across the street, Tangaroa Fish Market brings New Zealand specialties to the West Coast, while Sunny Blue is a casual Japanese restaurant serving authentic onigiri and curry. All three of these restaurants have outdoor dining spaces. Stores range from Kustaa Cheese & Wine to ChocoVivo, a chocolate shop with tours and tastings. There’s a Vons supermarket just two blocks north of Washington Boulevard.

Culver West Alexander Park, Venice Beach and more outdoor recreation
Culver West Alexander Park is the community’s main recreation space, located on the south end of the neighborhood. “That’s a nice park with a play area for kids and sports courts,” Miller says. Plus, it has a reservable party space with a kitchen. Only a couple miles west of the neighborhood, Venice Beach awaits with its iconic boardwalk. It also has a skatepark, where rollerbladers and skateboarders can overlook the ocean. A few miles away, Burton Chace Park features walking paths lined with trees, which lead to marina views and wildlife watching — seals often lounge on the docks. The park’s annual events include a free summer concert series and movie nights.

Ranch-style, contemporary and Mediterranean homes in Culver West
Centered around Washington Boulevard, Culver West has three residential pockets surrounding the retail area. All are composed of a few streets lined with single-family homes and palm trees. The area’s yards have enough space for garden beds, often landscaped with boxwood bushes and succulents. Much of the architecture includes midcentury ranch-style houses and Mediterranean homes that range from $1.3 million to $2 million. There are also Craftsman homes and contemporary houses ranging from $2 million to $3 million. On average, homes stay on the market for 32 days, compared to the national average of 45 days. “It’s definitely a fast market because it bleeds into Mar Vista, so the whole area is very desirable,” Miller says.
