A sleepy, centrally located city with a lot to offer
About 7 miles west of Disneyland sits Cypress, a sleepy city with a population of about 50,000. It has a little place in sports history as the hometown of golf great Tiger Woods. Spanning just over 6 miles, this Orange County city is pretty under the radar despite having a lot going for it. "It's centrally located, near major freeways, close to LAX and the beach," says First Team Real Estate's Paul Bonilla, who has over 15 years of experience. "There are a lot of businesses here, too, like Yamaha. Plus, it's affordable, and the schools are good." Cypress is lowkey and quiet despite being sandwiched between two major metropolitan centers in Long Beach and Anaheim. "You're going here because you want to raise your kids in a nice, family-friendly neighborhood and not be bothered," says The Ave Agency broker Josh Glaz, a top Realtor in the area.
Cypress has various housing options including manufactured homes, townhouses and condo.
Large companies, such as Siemans and Yamaha, have headquarters in Cypress.

Median home price on par with the broader California average
Though the area has primarily single-family homes, homebuyers in Cypress will find a little of everything, including manufactured homes, townhouses and condos. “A lot of my Long Beach clients go up to Cypress. It’s a place you want to live, but there’s not a lot for sale there,” Glaz says. In early 2025, the city’s median price was around $950,000, more than double the national median, but on par with the broader California number. Large contemporary homes and smaller midcentury-era ranch-style homes line the residential streets of Cypress.

Cypress Elementary School District is well-regarded

Cypress is surrounded by vibrant shopping and dining centers like Long Beach and Anaheim, but residents don’t have to leave for anything if they don’t want to. There are multiple commercial stretches with big-box shopping centers to meet needs locally. The primary retail center is Cypress Center on Katella Avenue, which includes many chain dining options. There are a handful of independent eateries scattered throughout the city. The Buena Park Marketplace on the north end of town along Lincoln Avenue is another commercial center.

Cypress is home to over two dozen parks and recreation centers, including a community center, a senior center and a civic center with a library. The city boasts over 100 acres of park space, which means nearly every home is located within walking distance to a community park. For more recreation opportunities, Seal Beach is only an 8-mile drive from Cypress.

For a city of a smaller size, Cypress packs a big punch with a handful of annual events, in addition to the year-round Certified Farmers Market that occurs rain or shine every Saturday. There is the Spring Art Show, the Cypress run in October, and the first-ever Halloween Decorating Contest, which took place in 2024.
Cypress Farmers Market has a variety of vendors for fresh produce and food products.

Nearby access to I-605 and no cut through traffic from the highway
Cypress is about 25 miles south of downtown Los Angeles, 15 miles east of Long Beach and only 8 miles west of Anaheim. The city lacks direct highway access, but Interstate 605 is about 2 miles away. “What’s nice about the location is that if you want to cut across for some reason, it’s a half-hour drive, so nobody is cutting through off the highway, which can be an issue in commuter cities,” Glaz says. The Orange County Transportation Authority operates bus routes, and a Metrolink station is just north in Buena Park. John Wayne Airport is about 20 miles south, and Los Angeles International is about 30 miles northwest.
Low violent crime and a temperate climate
According to FBI statistics, violent crime happens at almost one-third the rate than it does nationally and in broader California. Violent crime trended down in much of 2023. On the other hand, property crime is much closer to the national average, though still a little below.
The climate in Cypress is temperate, categorized by warm, dry summers with temperatures in the low 80s and mild, wet winters with highs in the 70s. There is the risk of extreme heat and drought conditions in the summer, though fire risk in the city is minimal because it doesn’t have as much open space.
