Del Obispo offers a coastal suburban lifestyle

Although Del Obispo’s hilly streets have more views of the Santa Ana Mountains than the water, the neighborhood lies directly on the Pacific Ocean. “Del Obispo is a beach-close, family-friendly area. It’s a high-demand neighborhood because of the beach location and the good schools,” says Realtor Lisa Hosinski, who works with First Team Real Estate and has over 15 years of experience in the region. Home to a state beach, the community has a network of bike trails that go south to the sandy shore. Plus, parks along the way offer plenty of dog- and family-friendly recreation. The area’s cul-de-sacs of midcentury architecture add to its residential appeal.

Doheny State Beach, Creekside Park and more recreation

On the south side of Del Obispo, Doheny State Beach is the first state beach in California. The San Juan Creek feeds into the ocean, where visitors can see the mountains to the north and the Pacific Ocean to the south. The area’s gentle waves are suited to longboarding and paddleboarding. “The Dana Point Harbor is there too, so there’s boating, fishing and surfing,” Hosinski says. Creekside Park, on the east side of the community, has a dog park, a playground and access to the San Juan Creek Trail. Many bike and run south to the beach or to Del Obispo Park, where more recreation awaits — a playground as well as sports like tennis and baseball.

According to First Street, the city of Dana Point has severe flood risk. Del Obispo's residential areas aren't as endangered as the coastline, but it's still something prospective buyers should consider.

Condos, townhouses and single-family homes in Del Obispo

Del Obispo is a suburban neighborhood composed of subdivisions. Some are gated communities with HOAs, which have fees that range between $350 and $700 monthly. On the east side of Del Obispo, there are many condo buildings, where units sell from $280,000 to $1.3 million. Some condos have communal pools and spas. Townhouses are also on the east side of the neighborhood and range from $1.1 million to $1.5 million.

The northern half of Del Obispo offers a wide selection of midcentury ranch-style homes. Many come with attached garages and lawns, sometimes decorated with palm trees and succulent shrubbery. They start from $1.3 million and go up to $2.2 million, usually with no HOA. The south side of the community has contemporary homes in HOA communities that range from $3 million to $4.2 million. Many feature ocean views and amenities like home theaters.

Highly rated schools from Del Obispo Elementary to Dana Hills High

Del Obispo Elementary School and Marco Forster Middle School are located on the northern edge of the community. They both have A-minus ratings from Niche. Dana Hills High School earns an A rating and has many course options, from Sound Engineering to Marine Ecology.

A variety of shops and restaurants in the Stonehill & Del Obispo plaza

The Stonehill & Del Obispo shopping center offers centrally located restaurants. Casual eateries serving pizza and doughnuts are available, along with the popular Mexican seafood joint Lupe’s and Casanova Ristorante, an elegant Italian dinner spot. “Lupe's is great. It and Casanova are neighborhood go-to places,” Hosinkski says, noting that there are many more places to dine throughout Dana Point. Some of the services in the shopping center include Club Pilates and Dentists of Dana Point. Del Obispo is adjacent to the Lantern Village neighborhood, the city's main retail district, for proximity to an array of other shopping and dining options. For groceries, Albertsons has produce and deli sections.

Doheny Surf & Art Festival and the Ohana Festival

Doheny State Beach hosts annual events like the Doheny Surf & Art Festival in June, which has surf contests, craft vendors and live music. The Ohana Festival in September is a three-day music celebration, with artists ranging from Kings of Leon to Hozier.

Commutes to Irvine and more transportation

Del Obispo is only 15 miles away from Irvine’s city center via Interstate 5. The neighborhood is about 65 miles away from downtown LA, using the same route. Orange County Transportation Authority buses stop along the community’s main thoroughfares for public transportation. The neighborhood is about 20 miles from John Wayne Airport.
