Suburban living south of Interstate 80
South of Interstate 80, South Davis is home to some of Davis's largest homes and lots, interspersed with tree-lined walking paths and many parks. “There are a lot of larger, high-end homes there," says Maria West, local real estate associate with Re/Max Gold. "It’s where you see a lot of young families and ‘move-up’ buyers." Residents are never far from a playground and can easily get around using the town's extensive network of bike lanes. Zoned for many top-rated schools, South Davis has two elementary schools, one on each side of the neighborhood, that many families can walk or bike to. The neighborhood receives a CAP Index Crime Score of 3 out of 10, compared to a national score of 4. Restaurants and grocery stores are concentrated near I-80 interchanges, and more can be found on the other side of the highway in Downtown Davis.

Mix of homes, including some on quarter-acre lots
Along South Davis' narrow, sidewalk-lined, tree-shaded residential streets, and housing includes single-family homes, townhouses and mobile homes. The largest single-family homes here have five bedrooms and quarter-acre lots, bigger than those found in other Davis neighborhoods. Almost all residences were built between the 1960s and early 2000s, and as elsewhere in the city, new development is rare. "There's an overall anti-growth attitude in Davis,” says Todd Haverlock, longtime Davis resident and real estate associate with the Good Home Group, Re/Max Gold. “Any new development has to be approved by the locals through voting, which keeps urban sprawl almost nonexistent."
Ranch-style homes and bungalows from the 1960s and '70s often feature low-slung rooftops, attached garages and manicured front yards with generous setbacks. New traditional homes from the 1990s and early 2000s often have cross-gabled roofs and partial stone exteriors, though some also have Spanish-influenced elements like barrel-tile roofs. In all these styles, three-bedroom homes range from $600,000 to $1.1 million, while four- or five-bedroom versions on quarter-acre lots range from $1.4 to $1.7 million. Some homes on larger lots have private pools where residents can cool off during hot summers.
Along the neighborhood’s north edge, a few condo complexes from the 1970s and ‘90s have townhouse-style units with earth-tone stucco exteriors and attached garages; two- or three-bedroom units from $400,000 to $650,000. On the west side, the Davis Creek mobile home park offers two- or three-bedroom manufactured homes for between $30,000 and $130,000, depending on square footage.

World language programs at local Davis schools
There are two elementary schools within the neighborhood. On the east side, Pioneer Elementary is rated A by Niche, and offers weekly music lessons for violin, viola and cello for Grades 4 through 6. On the west side, the A-minus-rated Marguerite Montgomery Elementary has a two-way bilingual immersion program for English and Spanish speakers who want to strengthen their skills in either language. Frances Ellen Watkins Harper Junior High, named for the famous poet, is rated A and offers Japanese and Drama classes in addition to extracurriculars like Art Club. The A-plus-rated Davis Senior High also has a Japanese language program, as well as Mandarin Chinese; career-oriented programs here include agriculture, automotive technology, and robotics.
Davis Senior High School is an award-winning school in the area.

Getting to Downtown Davis using bike lanes and pedestrian bridges
South Davis is bordered north by Interstate 80, which leads about 3 miles west to University of California Davis, a major local employer, and 13 miles east to Sacramento. The entire town of Davis has an extensive network of trails and bike lanes, including pedestrian bridges over the highway; these make it especially easy to get from here to Downtown Davis, just north. Unitrans operates several town bus routes that pass through South Davis, and the Davis Amtrak Station in Downtown Davis is a commuter option for those who work in Sacramento. Sutter Davis Hospital is 5 miles away, while Sacramento International Airport is 20 miles away.
Downtown South Davis is rich with culture, restaurants, and UC Davis College.
South Davis is known for its many trails that meander through the neighborhoods.

Playfields Park, Walnut Park and pocket playgrounds, all connected by greenbelts
As in the rest of town, South Davis has a network of tree-lined paths, often called greenbelts, that connect residential streets with parks and other recreation. On the neighborhood’s north side, Playfields Park has several play areas and a soccer field that was planted with new turf in 2023. The park also features baseball and softball fields (which typically require reservations), and adjacent batting cages. Just south of Playfields Park, Walnut Park has a large, unfenced area where locals can let their dogs off-leash, as well as tennis courts and a rock-climbing wall. In the heart of the neighborhood, the 5-acre Willow Creek Park offers more playgrounds and a basketball court. There are also several pocket playgrounds peppered throughout South Davis, including San Marino Park and Rogers Mini Playground.

Grocery stores and casual eateries near I-80 interchanges
There are two commercial areas in the neighborhood, one on the east side and one on the west, both next to I-80 interchanges. The west side has a few small hotels, office spaces, and UC Davis research buildings, as well as the Oakshade Town Center; the latter has a Safeway, Teabo Café for boba tea, and Dos Coyotes Border Café, a Sacramento-based chain that offers Mexican and Southwest American cuisine. On the east side are a few other hotels, car dealerships and the El Macero Shopping Center, which features local eateries like Huku Japanese Bistro for fast-casual sushi. Nugget Markets, a small family-owned chain, is the east side's main grocery store.
South Davis’ Safeway is the main grocery store in the area.

Annual Davis Stampede racing events
The Davis Stampede, a town-wide race, has been an annual tradition since 1983. Held in February, the Stampede includes 5K, 10K and Half-Marathon races and a 2K fun run/walk, which is more geared towards families and those who want to run with their dogs. All courses start and end at Playfields Park, and travel mostly level greenbelts and trails.
