In the heart of southeast Dayton, Belmont is a community best-known for its location, lifestyle and affordability. Tree-lined roads reveal well-preserved early 20th century homes that often sell for much less than homes in surrounding suburbs, like Oakwood. The community has a friendly, close knit feel, with long standing traditions and neighbors who genuinely know one another. The neighborhood also boasts a lively business district, popular parks and highly regarded schools. Commuters have quick access to main roads leading to major employment hubs.

Belmont’s early 1900s homes vary in style, condition and price

Dense residential streets offer variety and historic character. "Belmont has a very established feel," says Ben Bullis, Realtor with Plum Tree Realty. "Some streets even have original brick pavement and old-growth trees."

Most homes date back to the early to mid-1900s. Architectural styles range from American Foursquares and bungalows to Dutch Colonials and duplexes. Interiors are just as diverse. Some homes are gutted, some are renovated and some only need a few updates. "Many homes are extremely well-maintained, just cosmetically outdated," says Adam Martin, Realtor with Bella Realty Group. "They might have avocado green appliances and shag carpet, but man, they've got a $30,000 HVAC system and the best quality roof you could have."

Turnkey homes sell between the low $100,000s and the upper $200,000s. Properties needing considerable renovation can cost less than $100,000.

Lasting connections and a neighborly spirit shape the community

"When I lived there, there was a neighborhood feeling that I've never experienced since," says Martin, who grew up in the neighborhood. "Every neighbor knew each other, and they all came over and introduced themselves when we moved in. There were 12 to 15 kids my age just on my block, so I always had someone to play with. Every summer, they'd close off the street and have a block party, and the whole neighborhood would come. And it's still the exact same way now, even 30 years later."

Locals go “downtown” for shopping and casual dining

Unlike surrounding neighborhoods, Belmont has a thriving central business district. Many people call it downtown Belmont because it has so many small shops, fast-food chains, corporate retailers and local restaurants. Favorites include:

  • Slyder's Tavern, a go-to spot serving burgers, draft beer and fried fish specials since 1948
  • Cassano's The Pizza King, a popular pizza chain offering takeout and delivery
  • The Twist Indian Grill, a counter-serve restaurant serving flavorful Indian street food
  • Lov's Whiskey Barrel Saloon, a western-themed bar offering comfort food and beers on tap
Belmont is also known for its local grocery store, Dot's Market. "Dot's is a Belmont staple," Martin says. "It has the best produce, the best meat and in the back corner is a greasy spoon restaurant called the Bull Pen. It has the best breakfast at a price cheaper than McDonald's. It's packed every morning."

Explore popular parks and the Iron Horse Trail

"Belmont Park is probably the most popular park in this area," says Stephen Payne, Realtor with Keller Williams Community Partners. Across 55 acres, you can explore walking trails, play a game of tennis, watch a Little League game or check out the local disc golf course. "That gets used all the time, around the clock," Payne says. The park is also home to the Lohrey Recreation Center, a hub for fitness, athletics and community events. "The whole neighborhood goes there," Payne says. "I mean, shoot, I've even used it before to go swimming, and I'm not a resident." Other popular recreation areas include Nordale Park and Woodman Fen, a protected wetland with wooded trails.

Speaking of trails, Belmont has access to the Iron Horse Trail, a 19-mile hiking and biking path that connects to other major trails in Dayton and Kettering.

Major roads link Belmont to Dayton, Kettering and Oakwood

Sidewalks keep the area walkable, but when it comes to commuting, most people drive. Quick access to Highway 35 connects you to Downtown Dayton in about 4 miles. Belmont is also close to Kettering and Oakwood, two hubs for shopping and recreation. "You can literally live the Oakwood lifestyle without paying the Oakwood price," Martin says.

Public, private and charter schools serve the community

The neighborhood is home to Belmont High School, a Dayton public school. Many students can walk or bike to the school, and the whole community benefits from its presence. "Belmont High School is very active in the community," says Brian Petro, vice president of the Belmont- Eastmont- Hearthstone Community Council. "They're always helping out with community projects and activities." The neighborhood also has a charter academy and a popular private Catholic school.
