Compared to the other neighborhoods that surround downtown Dayton, College Hill stands out for its sheer variety. Historic homes seamlessly mingle with midcentury designs, creating an eclectic and colorful atmosphere that's been attracting attention in recent years. "The architecture is special for someone who likes older homes," says Miranda Biedenharn of Comey & Shepard Realtors, who's served the area for over 20 years. "It's an area I tell people to keep an eye on; it's going to become popular in the coming years."

A diversity of houses
With the median year for homes built at 1949, the community itself is on the younger side, with a wide diversity of house designs to show for it. Colonial, ranch and Craftsman-style homes make neighbors with Cape Cods, American Foursquares and bungalows. Mature trees provide shade for sidewalks that line modest, sloped front lawns. Driveways and garages are standard, keeping most streets free of parked cars. Though many homes require renovation, they are still largely well-maintained and less expensive than other communities. "It's a good time to get in on the area, with prices being lower than surrounding neighborhoods," says Biedenharn. A fixer-upper bungalow can start in the mid-$50,000s, while a renovated Cape Cod can hit the low-$100,000s. A well-maintained Colonial will reach the high $100,000s, and a fully renovated Tudor will sit in the low $200,000s.

Tee off at Miami Valley Golf Club
Located in the southern reaches of the neighborhood, College Hill Park features playground equipment, a pavilion, a basketball court and a walking path, along with a wide expanse of tree-specked green space ideal for tag, picnics or simple relaxation. The city of Dayton has recently announced a 5-10 year plan for renovating its park system, with College Hill Park among the many scheduled for an upgrade. The Miami Valley Golf Club can be found just north of the neighborhood in nearby Fort McKinley. Once the host of the PGA Championship, this private club boasts an 18-hole, par 71 golf course.

Dual enrollment at Thurgood Marshall High
Due to Ohio's Open Enrollment policy, students can attend the state's public schools, regardless of school district. Students in College Hill might begin their education at Valerie Elementary School before attending Edwin Joel Brown Middle School, both of which have a C-minus on Niche. Afterward, they can enroll at Thurgood Marshall STEM High School, which also ranks at a C-minus and features a dual enrollment program, allowing students to earn college credits while obtaining their diploma.

Bordered to the north by the busy thoroughfare of Salem Avenue, locals follow a straightforward route into downtown Dayton. Many find this location convenient for just about any road trip. "It's so close to the main highways, you can really be anywhere in minutes," says Biedenharn. Locals who prefer public transportation can take advantage of Dayton RTA's bus service, which has several stops in the area and offers access to the majority of Greater Dayton.
