Township tax cuts paired with city services
Just outside the northwest border of Dayton, Fort McKinley is known for its inexpensive homes and plentiful businesses. This unincorporated community enjoys city conveniences, laid-back suburban life and township-specific perks. Because it's part of Harrison Township, residents do not pay city income tax, and Dayton Public Schools manages the schools. The city also provides public transit stops along most of the neighborhood's main roads. Inside the community, residents are minutes from stores and restaurants — many of which have made impressive comebacks since the 2019 Memorial Day tornadoes. "The area was hit pretty hard, so now there's a lot of newness to it. All the restaurants are new because many got heavily damaged," says Jeffrey Roberts, a Realtor with RE/MAX Alliance Realty Inc. who's sold homes in the neighborhood. Home prices and the diversity of residential streets are major draws for the area, but the community's neighborly atmosphere is why people stay.
Neighborly residents and diverse architecture
Wide, grassy yards combined with mature trees give Fort McKinley's streets a relaxed vibe. Residents stroll down narrow sidewalks to walk pets or catch up with neighbors. "People love that they can get this neighborly atmosphere and a good home for a lower price than Dayton suburbs," says Kerry Santiago, a Realtor with Coldwell Banker Heritage Realtors who's sold all over Dayton. Bungalows, ranch-style homes, split-level houses and Cape Cods sell between $100,000 and $150,000, while investment properties range from $30,000 to $90,000. Condominium complexes and multi-family homes cluster around the neighborhood. Due to their square footage and rental potential, multi-family listings typically sell between $220,000 and $340,000. Some sections of the neighborhood forfeit sidewalks for denser tree cover and larger lots, accommodating those who want more privacy. Home styles become more creative in these areas, with quirky Tudor-inspired homes and storybook-style cottages cropping up between trees and atop small hills. These homes usually start around $150,000 and end around $265,000. Homebuyers should keep in mind that living in the township impacts some real estate costs. "Since there is no city income tax, what happens is there has to be some form of income, so the real estate taxes are a little higher," explains Roberts.

Commercial hubs peppered through Fort McKinley
The west side of Dayton struggles with retail and restaurant options, but this issue does not extend to Fort McKinley. Harrison Township prioritized bringing business back to the area after the 2019 tornadoes. Kroger, Value Foods Market and Kings Family International Grocery Store restock pantries, while discount and convenience stores provide everyday essentials. Off West Siebenthaler Avenue, shoppers browse various clothing stores and grab healthy snacks at Natural Foods Plus and Juice Caboose. Following North Gettysburg Avenue's curve, Chilli's Wings & Rings and Victor's Taco Shop serve laidback fare from brightly decorated interiors. On the east side, fast-food chains line Main Street, which leads to downtown Dayton, in about 5 miles.

Technical programs at Dayton Public Schools
Schools are part of the Dayton Public School District despite being outside the city limits. Students start school at Valerie Elementary School, which is walkable from many homes on the neighborhood's western side, and continue to E J Brown Middle School. Students finish at Meadowdale High School, also known as Meadowdale Career Technology Center. Like Valerie Elementary, the high school is inside the neighborhood. Students enroll in technical programs ranging from digital design to nursing that involve hands-on coursework and experiences. All three schools have a C-minus rating on Niche.
Edwin Joel Brown Middle School has a student to teacher ratio of 12 to 1.
Meadowdale Career Tech Center has an overall rating of C-, according to Niche.

Flower gardens and championship golf
Fort McKinley has various forested areas within its borders but few traditional parks. The Miami Valley Golf Club, the community's primary recreational space, has private amenities like a championship course designed by famed architect Donald Ross. Just outside the neighborhood is Sinclair Park, where kids climb monkey bars, and runners get a few laps in on the track. The park's covered picnic shelters host cookouts and birthday parties. Athletes work on their game at Dayton Sports Complex, an expansive indoor facility with pickleball courts and turf fields for football and soccer. Across the Stillwater River, curated flower beds bloom and wooded nature trails wind at Wegerzyn Gardens MetroPark. Gardeners tend to rented plots at the community garden or bring kids to play at the discovery garden.

Greater Dayton RTA bus stops are throughout Fort McKinley. Drivers' main thoroughfares include Shoup Mill Road, West Siebenthaler Avenue, Salem Avenue and Main Street. Flights are around the corner, with Dayton International Airport 7 miles to the north. Fort McKinley is served by township emergency services, like the county sheriff's department and Miami Valley Hospital.
