What draws residents to Riverdale's historic riverfront setting
Riverdale is a historic, mostly residential neighborhood in northwest Dayton along the Great Miami and Stillwater rivers. It offers late 1800s and early 1900s homes, many of which are being revitalized by city efforts and local investors. People are drawn to the area for its connections to Downtown Dayton and Interstate 75, as well as its quick access to popular outdoor destinations. Within minutes, you can reach local employers, shopping hubs, schools, riverfront parks and regional bike trails.

Historic homes come in various styles, prices and conditions
Late 19th and early 20th-century homes line Riverdale's short residential roads. Most are single-family, but duplexes are also common. Many houses have two stories with original Victorian or American Foursquare architecture. Bungalows are also around. Most residents are renters, but there are still homes on the market for buyers. Prices can range from the $20,000s to the upper $100,000s, depending on a home's size and condition.
Home conditions vary widely. Many historic properties have been well-maintained and have even survived some of Dayton's most extreme weather events. "The houses south of Helena are from pre-1913, and a huge flood came through in 1913," says Realtor Ryan Ingram of Howard Hanna Real Estate Services. "Those homes are still standing and haven't had any issues with flooding since." Other homes require serious renovation, but these often catch investors' attention. City initiatives, such as the Northwest Dayton Neighborhoods Vision, also help revitalize the neighborhood by addressing blight.
In neighboring Five Oaks, hundreds of luxury market-rate apartments are being built between Forest and Old Orchard avenues. Since this project borders Riverdale, Ingram believes the new construction will positively impact the area's revitalization.

Riverdale is mainly residential but surrounded by neighborhoods filled with cultural institutions, historic districts and local businesses. People can find most of what they need outside the neighborhood, but here's why some buyers still choose Riverdale over other areas:
North Riverdale has quieter streets and comparable home prices, but a longer commute to the interstate and downtown.
Five Oaks offers larger historic homes and a major hospital, but less direct access to the Great Miami River and riverfront parks.
McPherson has quicker access to downtown Dayton and Interstate 75, but higher home prices and lower inventory.
Grafton Hill offers preserved historic homes and close community, but higher home prices and more traffic around its attractions.
Daily life centers around the Great Miami River and local parks
The neighborhood's pride and joy is its access to the Great Miami and Stillwater rivers. In the warmer months, people bike along the shoreline or launch kayaks and canoes onto the river, either at the private Dayton Canoe Club or from public ramps nearby. The neighborhood is also minutes from a few popular parks, including:
McKinley Park, with walking paths and a playground across the street from the Dayton Art Institute
Island MetroPark, which has multi-use trails, a seasonal splash pad, an event bandshell and river access
Triangle Park, with ball diamonds, picnic areas and the Jim Nichols Tennis Center

Dominion Academy of Dayton is a private, faith-based school in the area.
School choices include walkable charter schools and a private academy
Students typically attend Dayton Public Schools or nearby charter schools. Kids may be within walking or biking distance of DECA Prep, which teaches kindergarten through fourth grade, or Gem City Career Prep High School. Riverdale is also home to Dominion Academy of Dayton, a highly rated private Christian school. "We're a classical school, so we focus heavily on the classics and fine arts," says Elizabeth Furst, admissions coordinator at Dominion Academy. "Shakespeare is very big here." Dayton's voucher program allows eligible students to apply to the school and receive free or subsidized tuition.

Enjoy easy commutes with fast highway and downtown access
Riverdale is well-connected to the entire metro area. "Main Street meets Interstate 75 and Highway 35, so you can get to most places in the region within 15 minutes," Ingram says. The neighborhood is also minutes away from downtown Dayton, the city's central employment hub. Most people commute by car, but you can also take the bus down Main Street or bike along the Great Miami River Recreational Trail to get downtown.
Downtown Dayton is the main hub for dining and nightlife
Main Street has a few locally owned restaurants and small businesses, but downtown Dayton is the place to go out. You'll find laid-back restaurants like Flying Pizza next to fine dining lounges, boutiques and bars. Downtown also has riverfront parks, shopping districts and major entertainment venues, like the Benjamin & Marian Schuster Performing Arts Center.
