Part of a string of neighborhoods with some of the city’s oldest homes, Southern Dayton View attracts people looking for historic properties with good bones at low prices. The neighborhood’s location is also a significant draw — it’s within a few miles of popular attractions and downtown Dayton. "There’s some really interesting things happening in that area,” says Miranda Biedenharn, a Realtor at Comey & Shepherd Realtors who's been selling homes for over 15 years. “The main attraction is the Dayton Institute of Art being nearby, but the recent addition of Gem City Market is a great step in the right direction.” The neighborhood also has a charter school that frequently interacts with the community. Locals can access several bus stops, main roads and a healthcare facility. While Southern Dayton View is an urban landscape with city streets and power lines stringing overhead, many green spaces and recreational centers surround the area.
Investment opportunities and historic architectural designs
Homes in Southern Dayton View share the neighborhood with a few businesses, private organizations and houses of worship. Sidewalks line residential streets, and concrete steps lead up to each home’s front door. Covered porches overlook short grass lawns growing the occasional shrub or mature tree. Homes here are among some of the oldest in the region, dating back to the early 1900s. A few rare Queen Anne and Victorian-style homes sit alongside various architectural designs, from Dutch Colonial to Craftsman and American Foursquare-style houses. Duplexes and red-brick multi-family units are also common. The condition of homes varies. “There are certainly pockets of really nice homes and then some that need work done,” says Biedenharn. Homes needing renovation typically cost between $28,000 and $80,000, while move-in ready and fully renovated options range from $100,000 to $200,000. Neighbors are just as diverse as homes, with the community welcoming a mix of families, retirees and young professionals looking for a place to settle. “There were a lot of investors in the area, but things are starting to move more towards owner-occupied homes.”

Themed music nights at DE’LISH
Southern Dayton View may be primarily residential, but a few shopping and dining options are within 1 mile. Beside the neighborhood, Nifty 50s Diner sports classic checkerboard floors and bright red booths and doors. Its eclectic menu offers everything from seafood boils to cheesesteaks and Fruity Pebbles pancakes. In the nearby Wright-Dunbar neighborhood, DE’LISH pairs hip décor with Cajun Creole comfort food. The eatery is especially known for its themed music nights and $1 wings on Wednesdays. Surrounding the community are convenience stores, a couple of Dollar Generals and small grocery stores. Gem City Market is a community-built co-op that offers fresh produce, nutrition classes and a mini health clinic. Retail options are slim, but Southern Dayton View is just 2 miles from downtown and The Oregon District, which features boutique shops and entertainment venues.
A few of the city’s attractions are also close to the community. Just east is the Dayton View Historic District and The Dayton Art Institute. Next door is Annunciation Greek Orthodox Church, which hosts several cultural festivals and the annual Pumpkin Glow, a well-attended Halloween tradition. Kettering Health Dayton offers emergency healthcare services, as well as an award-winning cancer center and employment opportunities. Several historical landmarks are within 1 mile, like the Paul Laurence Dunbar House, the Wright Brothers’ original home and the Dayton Aviation Heritage National Historical Park.

Community partners support Dayton Leadership Academy
The Dayton Public School District has flexible school zoning, allowing families to choose where their students attend. However, based on distance, many students attend Fairview Elementary School before heading to E J Brown Middle School. Both schools have a C-minus rating on Niche. High schoolers attend Stiver School for the Arts, which has a B-minus rating and eight magnet programs in performing and visual arts. Charter schools are also an option, with one right inside the community. The D-rated Dayton Leadership Academy teaches kindergarten through eighth-grade students as the city’s only Leader in Me school that weaves leadership lessons into the curriculum. The school is heavily involved in the community, and, in turn, several community partners support students’ education and personal growth. “Every Friday, The Food Bank brings non-perishable items for kids who aren’t getting those two meals a day after school. Foster Grandparents are here every day, helping out in the kindergarten and first-grade classrooms,” says Tess Asinjo, executive director of Dayton Leadership Academies. “We get donations from so many organizations, including the Dayton Rotary Club. They bring in guest readers through the Rotary Readers program, and we just got a grant from them to purchase winter coats and backup school uniforms for students in need.”
Dayton Leadership Academies is for students in grades K-8.
Edwin Joel Brown Middle School has a student to teacher ratio of 12 to 1.

Community celebrations at Liberation Park
Many green spaces are near Southern Dayton View, including one large park inside the neighborhood. Formerly Dayton View Park, Liberation Park is home to plenty of open space, grills and play areas. The park recently hosted a Juneteenth celebration with live music, vendors and a parade. When the wind cuts cold in winter, Northwest Recreation Center at Princeton Park has many indoor options, from basketball courts to a heated indoor pool. To the south, Wolf Creek flows by, and Wolf Creek Trail winds along its side. Joggers, cyclists and hikers all share the nearly 19-mile paved trail. Within 2 miles are various other parks, from Omega Campus Playground to Wesleyan MetroPark.

Crossing Wolf Creek or the Miami River
Within the community, West Riverview Avenue and Rosedale Drive are the main roads drivers take to reach downtown or cross Wolf Creek. However, Salem Avenue is just outside the neighborhood, offering another straight shot over the Miami River into downtown. There are plenty of bus stops all over the neighborhood, and Interstate 75 is under 2 miles away. For air travel, Dayton International Airport is 14 miles north.
