University Row is a quiet, residential neighborhood in northwest Dayton known for its early 20th-century homes and Ivy League-themed streets. Buyers and investors are attracted to the area's well-maintained and renovation-ready historic homes. Salem Avenue connects people to Downtown Dayton, offering quick commutes and access to shopping and dining. Students are a quick drive from public and charter schools, and residents are a few streets away from several popular parks and recreation areas.

University Row is not particularly close to any of Dayton's colleges, but its Ivy League-themed roads add a little context to its name. "All the streets are named after universities, like Harvard and Yale," says Realtor Jeffrey Roberts of RE/MAX Alliance. Lining these roads are early 20th-century single-family homes and duplexes. You'll find Tudors, Victorians and colonials next to American Foursquares, Prairie-style homes and even Greek Revival manors. "Folks like the size of these homes and the character a lot," says Realtor Linda White with Howard Hanna Real Estate Services. Newer homes from the mid- and late 1900s usually have Cape Cod or ranch-style architecture.

Why buyers and investors see potential in older homes
Many historic homes have been well-maintained, so sometimes, renovations are just a matter of aesthetics. "Some of the bathrooms may have that old pink, green or blue tile, but the floors are just beautiful," White says. "The hardwood floors back then were immaculate." Other properties do need substantial renovations, but that doesn't deter buyers and investors. "A number of homes in the area are on the National Register of Historic Places, so they're eligible for certain types of renovation grants," Roberts says. Properties needing significant updates can sell for as little as $50,000, but most homes usually cost between the low $100,000s and the mid-$200,000s.

Students attend city public schools and nearby charters
Most students attend nearby Dayton Public Schools, but the neighborhood is also within a mile or two of several charter and private schools. Dayton Leadership Academy teaches kindergarten through eighth grade in neighboring Southern Dayton View, while Gem City Career Prep High School is in Five Oaks.
How residents commute downtown and across the city
Salem Avenue is a commuter's direct line into downtown Dayton, a major employment center. Most people drive to and from the city center, but taking the city bus is also an accessible option. If commuters work elsewhere in the city, they can hop onto Interstate 75 about 2 miles away.

University Row is very residential, so you'll have to shop and dine outside the neighborhood. Salem Avenue has a few chain restaurants and Gem City Market, a co-op grocery store. Downtown Dayton is the closest hub for shopping, dining and entertainment, offering everything from boutiques and bars to concert halls.
