University-themed community with historic architecture
While University Row's name may give the impression that the neighborhood is near one of Dayton's colleges, the community has minimal connection with the city's higher education system. University Row is known for its historic homes that boast diverse early-20th-century designs. "The historic buildings are definitely a huge draw for both homebuyers and investors," says Realtor Jeffrey Roberts of RE/MAX Alliance, who has worked in the area for 35 years. "A number of homes in the area are on the National Register of Historic Places, so they're eligible for certain types of renovation grants." The neighborhood is only a few miles from downtown, Interstate 75 and the Great Miami River, and Salem Avenue is a resident's primary thoroughfare and commercial corridor before reaching the city center.
Diverse historic homes and Ivy-League streets
While University Row is not near any colleges, its Ivy League-themed streets explain the origin of the neighborhood's name. "All the streets are named after universities. Like you've got streets named after Harvard and Yale," explains Roberts. Residential blocks also hold some turn-of-the-century homes that rival the grandeur of historical collegiate architecture. The community's streets are a mix of carefully renovated Tudors, Victorians, American Foursquares, Prairie-style homes and even Greek Revival manors. Newer homes from the 1940s, 1950s and even the 1980s lean more toward classic, midcentury designs, like ranch styles and Cape Cods. Front yards and gardens are just as lovingly maintained as the historic homes they sit in front of. Prices typically range between $125,000 and $230,000, depending on the size and condition of the house. A neighborhood association oversees and connects the community, and University Row is also home to various houses of worship and community organizations that engage with residents.

Admiring the architecture from Thal Park
A few parks and recreational spaces are in and around University Row. Thal Park's hilltop gazebo is a place for people to picnic and admire the mansions surrounding the park. To the west, Princeton Park has several ball fields, sports courts and a small playground. It's also home to the Northwest Recreation Center, which has a fitness center, a heated pool and martial arts classes. One mile south, Liberation Park is another spot for playground playdates and pickup basketball. The Great Miami River is also 1 mile from University Row, offering ample boating and fishing opportunities, as well as mixed-use trails.

Gem City Market changes the grocery game
University Row is strictly residential, so locals shop and dine outside the neighborhood. Gem City Market on Salem Avenue is the area's only major grocery store for many miles. Roberts explains that Dayton's northwestern communities came together and built the store to meet residents' needs, and its presence makes a significant impact. "They're definitely not a community that sits on their hands and accepts what comes their way," he says. Gem City provides fresh produce and has a mini health clinic and a teaching kitchen for nutrition and cooking classes. Along Salem Avenue are also many small businesses and fast-food options. However, most residents head downtown when they want to dine out. Downtown has a diverse array of highly-rated bars and restaurants, as well as entertainment venues like Benjamin & Marian Schuster Performing Arts Center.

Magnet programs at Stivers School for the Arts
Dayton Public School District serves University Row. Most students attend Fairview Elementary School, followed by E J Brown Middle School. Charter options are also popular, as the nearby Dayton Leadership Academy offers kindergarten through eighth-grade education. Fairview has a D-plus Niche rating, while E J Brown and Dayton Leadership Academy have C-minus ratings. High schoolers attend Stiver School for the Arts, which offers eight magnet concentrations in various performing and visual art forms. The school earns a B-plus Niche rating.
Edwin Joel Brown Middle School has a student to teacher ratio of 12 to 1.

Salem Avenue leads to downtown and I-75
Commuting from University Row is relatively easy, with the neighborhood's central location near several major arteries. Salem Avenue, the community's eastern border, reaches downtown and Interstate 75 in about 2 miles. Several bus routes also pass by the neighborhood. For flights, Dayton International Airport is roughly 10 miles north.
