A tenacious, historic community
Wolf Creek native Paul Laurence Dunbar once wrote, “Hope is tenacious. It goes on living and working when science has dealt it what should be its deathblow.” The residents of Wolf Creek are displaying exactly this type of tenacity as the neighborhood begins a revitalization it has sorely needed in recent years. Recession, the loss of industry and burgeoning crime left this historic community a shadow of its prosperous past, something that government initiatives hope to heal. “The City of Dayton is re-investing in Wolf Creek, and there are plans to build some new property to replace some of the vacant lots and blighted properties,” says Georgia Cox, a Realtor with Keller Williams Home Town Realty, who has served the area since 1985. Located just across the Great Miami River from downtown Dayton, this humble neighborhood claims some of the oldest homes in the surrounding area, most of which fall far below average Dayton real estate prices. Factors like these have caught the attention of first-time home buyers and fans of renovation and home restoration.
Classic and modern homes side-by-side
Bordered to the north by the creek that gave it its name, Wolf Creek provides a generous amount of greenery, despite its proximity to downtown. Mature oaks and flowering trees shade the streets, sometimes to the point of crowding pedestrian areas. Worn, often overgrown sidewalks connect rows of Victorian, Craftsman and American Foursquare-style homes, often accompanied by small, sloped front lawns. Driveways are not a common feature, necessitating street parking in most areas. Though most homes are built in the early 20th century, newer construction has begun to pop up as derelict homes are demolished, something residents approve of, providing it fits in the area’s overall tone. “We want to see people build in the neighborhood. Suppose it is an authentic replica, all the better. If not, make it cohesive and have it add to the neighborhood aesthetically,” says Tasha Rountree, the Wolf Creek Neighborhood Association president. “We take pride in our neighborhood being as diverse architecturally as our people.” Older homes in need of renovation can start in the low $20,000s, while better-maintained buildings often go in the mid-$60,000s. More recent construction can reach upward into the high-$100,000s.

Paul Laurence Dunbar's Victorian home
Though situated just 1.5 miles west of Dayton’s busy city center, Wolf Creek maintains an impressive level of greenery, including multiple public parks and miles of walking trails. The Sunrise MetroPark features native plant landscaping, a mile-long trail alongside the Wolf Creek itself and an entry point to the Great Miami River Trail, which follows its peacefully winding namesake for over 90 miles. Wolf Creek is the birthplace of Paul Laurence Dunbar, the prolific author and lyricist for the first all-African-American Broadway musical ever produced. His home, a stately two-story brick Victorian built in 1888, has been converted into a museum dedicated to his life and works.

Lots of options at West Social Tap and Table
In 2022, former pop-up restaurant Taste of Jamaica found a permanent home in Wolf Creek, and now serves authentic Caribbean cuisine like jerk chicken and curry goat just off of North James H. McGee Boulevard. West Social Tap and Table hosts a variety of food experiences and live entertainment in their modern food court setting, bringing Filipino, Mexican and more together with a full-service bar. Familiar fast-food favorites like Subway and Burger King are nearby, as is the Family Dollar. The Gem City Market grocery store can be found a mile northeast in the Five Oaks neighborhood.

Live art in Downtown Dayton
In addition to its food offerings, West Social Tap and Table hosts daily events, including live music on Wednesdays and Saturday brunch. Downtown Dayton is the site of several annual festivities, including Art in the City: a one-day event celebrating artists from all over the world with food, displays and live performances.
Dayton's most diverse high school
Due to Ohio’s policy on Open Enrollment, students can choose to attend any school that best meets their needs, regardless of district. They can begin at Edison Elementary, which services Pre-K through 6th grade, and gets a C-minus on Niche. From there, they can attend Belmont High School, which offers coursework for grades 7 through 12, and has a C-plus. With over 25 countries represented, Belmont stands out as Dayton’s most diverse high school, and celebrates that fact by fostering open-minded and thoughtful classrooms.

Belmont High School has an overall rating of C+, according to Niche.

Easy proximity to University of Dayton
“If you live in the eastern part of Wolf Creek, it’s easy to walk downtown by crossing the Third Street bridge,” Cox of Keller Williams Home Town Realty says. “If that’s not an option, then there are plenty of Greater Dayton Regional Transit Authority or RTA bus stops along Third Street.” The Kettering Health Victor J. Cassano Health Center is located 1 mile southeast, while the University of Dayton is 3 miles southeast. Interstate 75 is the closest highway, and provides a route to Cincinnati, some 55 miles south.

Proximity to downtown Dayton means that Wolf Creek frequently experiences more than its fair share of noise, particularly along West Third Street on the neighborhood’s south side. This same proximity can be used to explain the area’s crime, which scores a 7 out of 10 on the CAP Index, well above the national average of 4. While non-violent crime tends to score lower than this, homicide is listed at a 10 out of 10. Citywide initiatives to increase police presence in West Dayton are currently underway, but potential homeowners in the area are advised to keep their safety in mind when choosing a home.
