With just over 1,000 homes, Deep River is a small New England town on the Connecticut River where the possibility of running into a familiar face is very likely and welcome. “It’s a nice little town where you can encounter neighbors just by sitting on a park bench,” says Greg Hanner, Realtor and broker/owner of Garden Realty, who’s been involved in Connecticut real estate for 35 years, some as a custom builder. “It’s also less expensive than neighboring towns, with more housing options for homebuyers on a budget and more socioeconomic diversity.” With condos available and starter homes under $300,000, Deep River offers a range of choices for people attracted to small-town coastal living.
Community-centered businesses
Most restaurants in Deep River Center, the area's downtown district, are small local shops that have become a community staple. The Whistle Stop Café on Main Street has continuously served breakfast and lunch since it opened in 1938. The Nest Coffee House down the street is a nonprofit that employs adults with developmental challenges. A few minutes north, High Nine Brewing is a popular brewery with a patio, perfect for meeting friends on warm nights. Deep River’s hardware store is a small family-owned business and a good place to pick up gardening tools. Fifes and fairs
Deep River is well known for its annual Ancient Deep River Muster Parade, the country's oldest and largest gathering of fife and drum enthusiasts, held on the third Saturday of July along Main Street. On Saturdays in summer, the Deep River Farmers Market is held across from the horseshoe courts on Church Street, and residents can catch the weekly summer concert series at the town green or Deep River Landing.

Homes closest to downtown in Deep River include antique Colonials, some built before 1800. One- and two-bedroom condominiums are priced between $100,000 and $275,000. “You have more diversity in housing stock in Deep River, especially if you want to live near a coastal community but don’t have the budget for it,” Hanner says. “You’re only 15 miles from Clinton, Madison and Guilford, without the higher cost of living in those towns.”

Regional District 4 schools
The schools that serve the area include Deep River Elementary, which received an A from Nice and offers a low 9-to-1 student-teacher ratio, which promotes personalized attention.
