Deerfield offers rural living 20 miles from Manchester

Deerfield is a rural village of around 5,000 residents that’s surrounded by miles of dense forests, trickling streams and rolling hillsides. It has a town center with a few shops, while houses are situated on narrow roads that cut deep into the countryside. “It’s very country, and it’s very peaceful. But for a small town we also have some great restaurants and pubs, and we’re surrounded by beautiful parks and lakes,” says Shelly Weeks of Berkshire Hathaway HomeServices, who has lived in Deerfield for more than a decade.
It’s also home to the Deerfield Fair, which brings thousands of visitors to its brightly lit amusement park rides and animal shows every autumn. Known as “New England’s Oldest Family Fair,” it’s been the town’s claim to fame since 1877. “It’s the biggest agricultural fair in the state. You’ve got everything from tractor pulls to giant pumpkin contests. It’s had the same Ferris wheel since I was kid,” Weeks says.

Homes sit along wooded, country roads with acres of land

Homes are tucked away along country lanes that carve through south New Hampshire’s scenic woodlands. Colonials, Cape Cods, cottages and Traditional homes are the most common home designs, including some that date back to the 1700s and 1800s. A few newer homes can also be found in the area. Most residential properties offer large lots, typically ranging from three acres to upwards of 10 acres. “Homes have to be on three acres or more and have over 200 feet of frontage, so you’ve got some space between you and your neighbors,” Weeks says. Prices range from around $250,000 to $900,000 depending on size, age and acreage. Some of the area’s priciest real estate is found around Pleasant Lake, where homes sit at the water’s edge with private docks. Those homes can sell for more than $1 million.

Locals can take advantage of nearby state parks and lakes

Outdoor recreation is a big draw for Deerfield. It has two lakes and two sprawling state parks that sit along its borders. Pleasant Lake and Northwood Lake, both situated at the northern edge of Deerfield, offer a peaceful spot for boating and fishing. “Pleasant Lake is one of the cleanest, clearest lakes around. It has a boat launch, a kayak launch and a private beach for residents,” Weeks says. Pawtuckaway State Park, just east of Deerfield, is one of the largest state parks in southern New Hampshire. It brings out thousands of visitors during the summertime for camping, boating and hiking. To the west is Bear Brook State Park, where residents will find plentiful hiking, biking and snowshoeing trails that wind across wooded hillsides.

Deerfield is a small town with a handful of shops and restaurants

Deerfield’s town center sits at the intersection of North Road and Church Street with several shops, churches, restaurants, a library and a town hall. The Lazy Lion is local fixture for American fare and live music, while Charlie’s Italian Pizzeria and Restaurant is the go-to for takeout. There’s also Blooms and Brews Café for coffee drinks, breakfast sandwiches and a bi-weekly, summertime farmer’s market. The nearest grocery store is Hannaford, about 8 miles away in Northwood. For major chains, big box stores and more dining options, residents can make the trek to either Manchester or Concord.

Students attend elementary and middle school close to home

Deerfield Community School, which serves kindergarten through eighth grade students, gets a B rating from Niche. The last four years are spent at B-minus-rated Concord High School. The high school offers a laundry list of extracurricular activities, including an array of student clubs, performing arts programs and athletics. For a public-private option, there’s also A-minus-rated Coe-Brown Northwood Academy, which is ranked one of the best high schools in the state by Niche.

Deerfield residents will find an easy commute to Manchester and Concord

Deerfield is within commuting distance to Manchester, the state’s most populous city, and Concord, the state capital. Both are about 20 miles away. “It’s rural, but you’re not too far from civilization,” Weeks says. Residents will likely need a car to get around because there are no bus lines that run to Deerfield. Elliot Hospital in Manchester is the nearest medical center.
