The Town of Deerpark, New York, sits on the cusp of three states: New York, New Jersey and Pennsylvania. Unlike the densely populated hamlet of Deer Park, Long Island, this rural town features miles of forested landscapes, including mountain ranges, lakes and waterways in western Orange County. “Deerpark is an extremely quiet, country community,” says Gail Rachlin, a resident and Realtor with Keller Williams Hudson Valley United, who has over 20 years of experience in the industry. Deerpark attracts retirees, families, and just about anyone looking for a slower pace of life. “It’s a popular area for those who want some privacy and want to get away from New York City,” Rachlin says. “A lot of people are trying to leave the city. I know a building with 16 condos for sale right now.” With only one gas station in town and over ten small hamlets, locals often cross state lines for everyday errands before driving back home along winding country roads.

Miles of hiking trails in Deerpark
With woods, streams and lakes, Deerpark residents are surrounded by miles of scenic hiking trails steps away from their front doors. The community is also popular for mountain getaways with secluded cabins, retreat centers and summer campgrounds for kids like Camp Turrell, a Boy Scouts of America camp site. The Neversink River Unique Area spans 4,866 acres and offers rugged terrain and views of rushing rivers. Huckleberry Ridge State Forest is another hiking and camping destination, and picturesque trails weave around dams like Deerpark that leads to the Delaware River, and the Rio Reservoir, fed by the Mongaup River.
Along Oakland Valley Road, a campground attracts weekend crowds looking to get off the grid and explore the Neversink River. Down the road, Oakland Valley Race Park caters to go-kart riders and motorcyclists. In the heart of Cuddebackville, locals can fish, dip their toes in the water or run around the playground at D&H Canal Park. It’s also home to the Neversink Valley Museum of History and Innovation, which explores the region’s history. Port Jervis boasts even more paths near the Delaware River and a dog park. Small hamlets and secluded properties
U.S. State Route 209 is home to some of the most populous hamlets, like Cuddebackville, where neighbors know each other and kids can ride their bikes around the cul-de-sac. However, most of the western portion of the town consists of heavily forested areas, where secluded properties are set back along winding rural roads. Homes are spread far apart and attract those looking for privacy compared to a community. A mix of 20th-century bi-levels, bungalows, colonial- and ranch-style houses dominate the landscape, with prices ranging from the upper $100,000s to the low $400,000s. “Most of them are older, and you end up having to fix them up a lot, but there are a few newer builds,” Rachlin says. In terms of newer construction, custom-built homes range from modern log cabins to 1980s A-frames. These properties often sit on acres of land and sell from the $500,000s to the $900,000s. Manufactured homes are also available, ranging from the $50,000s to the mid $100,000s. Like any community, areas bordering waterways like the Neversink and Delaware rivers may occasionally flood.

Dual enrollment at Port Jervis High
The Port Jervis City School District serves the students of Deerpark and scores an overall B rating on Niche. Kindergarten through sixth graders may attend Hamilton Bicentennial Elementary, scoring a B, or Anna S. Kuhl Elementary with a B-minus. Port Jervis Middle School earns a B-minus. Port Jervis High School earns a B-plus from Niche and offers dual enrollment courses in partnership with SUNY Orange Community College and Mount Saint Mary College. The town is home to the Fei Tian Academy of the Arts, a private school that serves fifth through twelfth graders. Fei Tian Academy is known for its musical and classical Chinese dance programs. The academy shares a campus with the private Fei Tian College, with beliefs rooted in the Falun Gong religious movement.

Errand runs in Port Jervis and Pennsylvania
With only one gas station in town, Deerpark residents must travel to nearby towns for everyday amenities. Locals can head about 10 miles to Save A Lot in Port Jervis or 15 miles to Middletown for groceries. Small businesses like Danny D’s, a retro-themed burger joint, and Bashakill Vineyards & Winery are scattered around the area, but most residents head out of town. “Port Jervis has a lot of charming businesses and a great vegetarian restaurant,” Rachlin says. The Erie Hotel & Restaurant is great for a date night out, while Foundry42 is the go-to coffee shop and Fox N Hare Brewing Co. is the favored spot for a drink after work. “The nice thing about the area is that you’re so close to Pennsylvania,” Rachlin says. “Milford is only 20 miles away, and it’s a gorgeous arts community with high-end shopping and dining. When you come from New York, you tend to look for things like that.” Eleven miles away, Matamoras, Pennsylvania, features big-box stores like T.J. Maxx and Walmart Supercenter.
However, Middletown is the central hub of Hudson Valley. Twenty-five minutes east of Deerpark, Middletown has small boutiques, restaurants, and locally owned breweries like Equilibrium that attract residents from around the region. Just outside the city proper, big box stores like Sam’s Club and Walmart Supercenter make it easy to buy in bulk. Galleria at Crystal Run, the community’s main shopping mall, is nearby.
Downtown Port Jervis is only a 2 mile drive down Deerpark, offering a plethora of activities.

Festivities at New Century’s event grounds
For such a small community, Deerpark hosts many seasonal events. New Century, a popular event venue that opened in 2017, is just 1 mile south of the tiny hamlet of Huguenot. At the Christmas Market & Winter Wonderland, sparkling light displays, a 40-foot-tall Christmas tree and vendors ring in the holiday season. Other events include an America the Beautiful Festival celebrating the nation’s history and the Annual Moon Festival, which honors ancient traditions and attracted over 20,000 visitors in 2023. Locals can also enjoy downtown Port Jervis’s Fall Foliage event with over 150 vendors, live music and more.
Route 209 to downtown Port Jervis
Port Jervis is just 9 miles from the center of town. In addition to U.S. State Route 209, New York State Route 42 is another two-lane highway that cuts through woodlands to the west. Interstate 84 is a major artery in the area, and residents are only 80 miles from New York City. “My daughter still commutes into the Bronx four days a week from here,” Rachlin says. “But she does it because she enjoys owning a home and the community.” Locals can also opt for a 2.5-hour train ride to Manhattan. “The closest train station is in Otisville, and that’s only 10 minutes away,” Rachlin says. Another train station and Bon Secours Community Hospital are in Port Jervis, and New York Stewart International Airport is 40 miles away.
