Crossing the Rancocas-Delanco Bridge leads into Delanco, a small riverfront community that blends residential comfort with outdoor recreation. “It has a small-town type of feel,” says Michelle Sholette, Realtor with Berkshire Hathaway HomeServices Fox & Roach-Medford and resident. “You can walk across town pretty easily, and it's dog and kid friendly.” Without leaving the community, locals can spend time at the riverfront parks, drop the boat in and stop by the restaurants along Burlington Avenue. Its location along NJ Transit’s River Line also supports convenient commutes into Philadelphia or Trenton.

Boating, beaches and parks get keep residents active

Boating is popular among locals, and Hawkeye Island is home to one of the area’s several marinas. “There are no docks or marinas allowed on the Delaware, so you have to boat down the Rancocas Creek out to the river,” Sholette says. “The island also has walking trails everywhere, and a lot of people will go there to hang down at the beach,” Sholette says. Pennington Park on Creek Road offers an extensive trail network open to cyclists and dogs, a series of playgrounds and an established community garden. The park connects to the Rancocas Greenway Trail, which runs along the creek, and sidewalks along Delaware Avenue provide sweeping views of the river. “You can walk the entire length [of the avenue], and there’s not a lot of traffic there,” Sholette says. “It’s just stunning.”

From Cape Cods and Colonial Revivals to townhouses

Old-growth trees and sidewalks line the residential streets of Delanco. The community primarily consists of single-family homes built during the late 19th century through the 20th century. Architecture ranges from Cape Cods and Natioanl Folk to Colonial Revivals and ranch styles. Lots typically fall around a quarter-acre, and most come with fenced-in backyards. These Single-family homes typically range from $200,000 to $500,000, but waterfront properties tend to price higher. "They are drop-dead phenomenal, and they can sell over $1 million," Sholette says. Townhouses are also available, including within Newton’s Landing, a 55-plus community. The median price for a townhouse is $510,000.

Burlington Avenue offers local eats and specialty shops

Burlington Avenue is the community’s main commercial stretch, with restaurants like Pied Out, a counter-style breakfast and lunch spot known for its scones and sandwiches. Sholette also notes Loui's Deli and The Ice Cream Bar as other local favorites. Specialty shops also dot the corridor, and Meat Shoppers Supermarket in Riverside to the south covers groceries. Along U.S. Route 30 are a selection of international markets and big-box stores, including Target and Lowe’s Home Improvement.

Riverside High School students can get a headstart on college credits

M. Joan Pearson Elementary School and Walnut Street Middle School earn C-minus ratings on Niche. Getting around in Interstate 295 and NJ Transit's River Line

Interstate 295 connects the area of Philadelphia, 18 miles southwest. NJ Transit’s River Line provides riders with 30-minute trips into Camden from Delanco Station, within walking distance of most homes. From there, commuters can hop on PATCO’s Speedline for a 20-minute ride into downtown. Interstate 295 also links residents to Trenton, some 26 miles northeast. The capital city is also accessible by the River Line.
