Small-town vibes and a steady housing market for Delhi
Delhi sits between Turlock and Merced in California's San Joaquin Valley. “There’s definitely a small-town feel here,” says Martin Villanueva, a 20-year Realtor with Realty Executives. “Locals like living here because it’s close to Modesto, where they work, and there’s not a lot of traffic in town, so it’s easier for people to get around.” The name is pronounced Dell-High and not like the city in India. The name comes from the nearby Delta Highline Canal, now known as the Delta-Mendota Canal. Housing prices here are about $55,000 less than in Turlock. Delhi’s proximity to the Merced River offers recreational opportunities, and students can access after-school programs at district schools and attend nearby community colleges.

Homes sell fast in Delhi
The median sale price for single-family homes here is $430,000, lower than the state median. “The market here is pretty steady,” says Villanueva. “There aren’t a lot of houses for sale here, but when they do, they sell fast.” Midcentury minimal traditional and ranch-style homes with three bedrooms sit near Golden State Highway, ranging from about $320,000 to $510,000. Craftsman-style homes built between the 1990s and mid-2010s have up to four bedrooms and range from about $430,000 to $675,000, depending on lot size. New traditional homes on 1-acre lots are being built in Delhi’s far southeastern corner, selling for $755,000.

Language skills program and after-school clubs
Delhi Unified School District earns a C-plus from Niche and serves about 2,400 students. It is the only district in the county that offers the Sobrato Early Academic Language (SEAL) program, which helps develop students’ language, literacy and cognitive skills. Community colleges are located near Turlock and Modesto.

Centrally, locally owned and chain discount stores and grocers border coffee shops and a bakery. A bit further west, Liberty Market shopping center features an ice cream shop and a pizza joint. Other eateries serve Tex-Mex fare, burgers and steaks.

Park play, fishing and Air Force One
Area parks offer play equipment and green spaces and are within walking distance of residential streets. The town’s fenced-in skate park features a few ramps and rails. McConnell State Recreation Area, a few miles southeast, sits on the banks of the Merced River with fishing holes, hiking trails and campgrounds. Further southeast, the Castle Air Museum exhibits over 80 historic aircraft and offers tours of a retired Air Force One. Pageo Lavendar Farm toward the northwest hosts holiday markets with handmade crafts and is a popular private event venue.

Local highway and regional transit
Golden State Highway (State Route 99) runs through the city and leads 20 miles northwest to Modesto and 20 miles southeast to Merced. Folks mainly use their cars to run errands, though Merced’s Regional Transit System, The Bus, operates within Delhi. Most city streets are bicycle-friendly, and neighborhoods provide sidewalks. Local hospitals include Emanuel Medical Center, 7 miles north, and Dignity Health, roughly 23 miles southeast. Merced Regional Airport is about a 22-minute drive.
Decreasing violent crime rates and hot summers
Crime statistics for Delhi are not available, but the county’s violent crime rates have decreased while property crime rates have increased. Villanueva says Delhi experiences hot summers with dry heat, with temperatures reaching over 100 degrees. “Over the last few years, we really haven’t had an extremely cold winter. Temperatures will only get as low as the 40s.”
