Florida ranch homes and Spanish Revivals
Like the rest of Florida, the neighborhood has a variety of architectural styles ranging from classic Florida Ranch homes with pastel exteriors to Spanish Revivals with red-tiled roofs. Housing dates to the 1970s, but numerous properties have been renovated or completely rebuilt since. “It’s a well-maintained community with no HOA, so you get some expressions and variability in the houses,” Campbell says. Waterfront homes are available on the neighborhood’s southern side and feature docks with Intracoastal access. Well-manicured lawns and towering palm trees are typical in the front, while most residences have backyard swimming pools. Single-family home prices range between $650,000 and $900,000, although some waterfront builds can top $1 million. Tierra Verde at Delray Beach Condominium and The Atlantic at East Delray are multifamily options. Condos and townhouses cost between $250,000 and $500,000.
Swing the bat at Miller Park
Multiple athletic fields are scattered throughout the neighborhood. Miller Park is the hub for recreation, featuring six baseball diamonds, including a field known as “Little Fenway,” modeled after the Boston Red Sox. There is also a Miracle League Field to encourage accessibility and participation for all players. The Delray Swim & Tennis Center is operated by the city and offers a medium-sized swimming pool and numerous tennis courts. Leon M. Weeks Environmental Preserve features walking trails that wind through Florida’s natural scrub pinelands. And, of course, a day on the beach is never far as the lapping shores of Atlantic Dunes Park are under 3 miles away.
Boca Raton Community High School receives high marks
The Palm Beach County School District serves the neighborhood and is the fifth largest in Florida. Younger students can begin their education at Pine Grove Elementary, which receives a B-minus rating on Niche and offers numerous academic and athletic clubs, including Yearbook, Battle of the Books and Girls on the Run. Carver Community Middle School receives a C-plus rating and features the International Baccalaureate Middle Years Program. The A-plus-rated Boca Raton Community High School has been ranked as an “A” school by the Florida Department of Education for 16 consecutive years, the longest streak of any public high school in the state. The school maintains a student-teacher ratio of 19:1, and over 40% of teachers hold advanced degrees. Numerous activities and academic programs, including the AICE Diploma and various career academies, encourage students to pursue higher education, leading to over 91% of graduates attending post-secondary education. Art & Jazz on the Avenue is Delray Beach’s signature street event. The popular gathering occurs four times a year and features an evening full of live music, live mural art and dancing in the street. The event began in the 1990s and has garnered a dedicated following ever since. Other popular events include the First Friday Art Walk and the weekly Delray Green Market.
Interstate 95 runs parallel
Interstate 95 and US Route 1 run parallel to the neighborhood and connect to city centers like Boca Raton, 7 miles away. Downtown Fort Lauderdale is 27 miles away, while downtown Miami is 52 miles away. All major metros in South Florida can be accessed via the Tri-Rail commuter line. The Boca Raton stop is 4 miles away. Palm Beach International Airport is 21 miles away and offers multiple domestic and international routes. The Palm Tran services numerous bus stops throughout the area. Delray Medical Center is the closest major medical facility, 4 miles away.

Tropic Palms is a short distance from Delray Beach’s vibrant commercial areas. The Delray Crossing Shopping Center borders the neighborhood and offers name-brand retailers like Target, Homegoods and Home Depot. Grocery options nearby include Trader Joe’s, Publix and Whole Foods. Atlantic Avenue and its collection of upscale restaurants, eclectic shops and local art galleries are nearby. “There’s no less than 50 really nice restaurants,” says Campbell. “Walkability is as good as it gets. You can walk from the beach all the way to Atlantic Avenue and Swinton Avenue.” The avenue is lined with palm trees, luxury cars and pedestrians looking to pop into local favorites like City Oysters & Sushi Bar or Rocco’s Tacos & Tequila Bar. The Cornell Art Museum at Old Square and the Blue Gallery highlight creative exhibitions from local artists, while bars like Tin Roof keep the party going well into the night with weekly live music.Hurricane Risks
