Former veterans community on the outskirts of Denver
Chaffee Park was established north of downtown after World War II when returning veterans needed low-cost housing, and Denver was experiencing post-war expansion. “The diversity in housing is remarkable, ranging from classic homes that have graced the neighborhood for over half a century to newly constructed residences with a contemporary flair,” says April Andrews, employing broker at Joy of the Rockies Realty, licensed since 2018. “During my time as a member of this community, I had the privilege of firsthand experience with the genuine kindness that radiates here. I noticed that residents were acquainted with their neighbors, and it was evident that numerous families in the neighborhood lived just steps away from each other.”

RTD public transit, industrial park and interstate travel
Denver’s public transit system, the Regional Transportation District (RTD), stops along major thoroughfares, including Federal Boulevard and Zuni Street, which both connect the community with downtown. Pecos Street on the neighborhood's east side also has bus stops; however, these lead to the neighborhood’s industrial park on the railroad line. Companies in the park include Coors Distributing Company and 84 Lumber. Commercial travel by light rail is accessible from Pecos Junction, where the G and B lines run to Union Station. Interstate 70 runs through the neighborhood’s south side and heads about 25 miles east to the Denver International Airport, which has flights to each state and various international cities. One of the nearest hospitals, HCA HealthONE Presbyterian St. Luke’s, specializes in surgery and pediatric care and is about 5 miles away if ever in need of care.

Food options along Federal Boulevard and nearby shopping
Fast food chains dot Federal Boulevard, including McDonald's and Wendy’s, joining the popular local diner McCoy’s Family Restaurant. “They have delicious green chili and an ‘everybody knows your name feel,’ amazing service, and food,” Andrews says. Lucero’s & Sons Restaurant is a counter-service Mexican restaurant with food varying from breakfast burritos to Mexican hamburgers. Additional restaurants line 44th Avenue, including locally owned diner Sunny’s and the Bacon Social House. Nearby grocers include Save A Lot, Safeway and the zero-waste store Nude Foods Market. Despite not having a designated shopping center, the neighborhood is about 4 miles from both West Highland and downtown Denver, where locally owned businesses range from bookstores to boutiques.

Zuni Park's everyday entertainment and the Skyline Festival
Sidewalks lead to Zuni Park in the neighborhood’s center, where dogs fetch in the open space, and paths are etched around outdoor fitness equipment, a baseball field, a basketball court, and a playground. The park hosts the Skyline Festival in August, a free community event featuring outdoor games, food trucks and live music. Nearby, Rocky Mountain Lake Park’s lake is stocked with catfish and popular among anglers. A trail loops around the lake, passing a playground, baseball fields and tennis courts. Berkeley Lake Park’s fishing lake, trail loop and playground are also nearby, across from the sloping hills of the city golf course, Willis Case.

Original bungalows and modern condo units
In the late 1940s and early 1950s, bungalows, Cape Cods, minimal traditionals and ranch-style houses were built on grided streets. Today, these single-family homes range in price from $345,000 to $720,000. Townhouses and condos dot the area from Federal Boulevard on the west side, where the Aria Zen condos are located, to Zuni Street farther east, where modern townhouses sit on land rezoned to residential after a church was removed. The developer, Tony Grandt, says that rezoning opportunities like the one he took advantage of are uncommon in this area, so the chances of seeing new construction, particularly for townhouses, are less likely. Condos can price between $250,000 and $645,000, while townhouses list from around $510,000 to $700,000.
