As one of Denver’s most diverse neighborhoods, East Colfax is filled with several cultural communities that are central to the area’s identity. Local businesses and gathering places along East Colfax Avenue reflect the variety of backgrounds in the community. “There’s a large mix of people living in the area. It’s getting to be multiple larger communities here, especially as more people move farther out of Denver to avoid the expensive areas,” says associate broker John Valdez with Keller Williams Advantage Realty, who has over 10 years of experience. What started out as a small thoroughfare with shopping plazas and motels has expanded to become a bustling commercial strip that serves the rows of residential housing surrounding it.

Retail and restaurants along the avenue
East Colfax gets its name from the main road that cuts across the neighborhood. Restaurants and commercial businesses line the 1-mile stretch along East Colfax Avenue, giving residents plenty of options for shopping and dining. While most of the retail involves auto repair, service and car dealerships, the food scene is a great representation of the diverse communities living in the area. Lucy Ethiopian Restaurant’s authentic cuisine and coffee are both savory and adventurous. Farther east, El Chalate Restaurant’s blue and white façade pays homage to its Salvadorian roots. Enjoy a plate of pupusas and a side of plantains. For a larger sampling of Central American food, head to El Tamarindo, with its Guatemalan appetizers and seafood platters. Residents can start their day with a cup of coffee from a handful of cafes along the thoroughfare, or end it at East Fax Tap, a local bar with an outdoor patio. For groceries, the Taw Win Mart was founded by members of the neighborhood’s Burmese community and sells international canned goods and produce.

A plethora of single-story properties
As a primarily residential neighborhood, East Colfax is made up of gridded streets lined with single-family homes and narrow sidewalks. Most properties were built in the 1940s-50s to accommodate the post-war population boom. The housing inventory mainly consists of single-story ranch-style homes and bungalows that sit on small lots covered by mature trees. These houses range from 650 to 2,000 square feet and cost between $340,000 and $475,000. While their architecture is fairly similar, these properties range in style – from vinyl siding with a flat roof to stucco siding with front porches. Additionally, homebuyers can find a handful of duplexes in the neighborhood for $560,000 to $900,000, depending on size and material. “It’s an affordable neighborhood, and you’re going to see it become more family-friendly with all the growth,” Valdez says. Those who want alternate housing options can look to the apartment complexes lining East Colfax Avenue and Montview Boulevard.
There are several affordable housing organizations that work in the area to help struggling families find a permanent housing solution. The Affordable Homeownership Program specifically helps residents find apartments for under $300,000. Additionally, the East Colfax Neighborhood Association provides services for residents in need of assistance, including a food bank that it runs with Counterpath. The association also has an emergency assistance fund and an anti-displacement plan to combat poverty.

Community events and gathering spaces
Residents living in East Colfax can enjoy annual block parties that are put on by the East Colfax Neighborhood Association during the warmer months. These events feature local food at a pay-what-you-can price. Enjoy live music and performances while children play games. In addition to the block parties, residents can absorb the community’s culture at Counterpath – a publishing company that also operates as a community space with an art gallery, bookstore and performance space. Listen to readings, browse an artist’s residency or watch a screening of an indie film.
Parks and outdoor amenities
When residents want to stretch their legs, there are several green spaces in the neighborhood offering outdoor amenities. William H. McNichols Park has a playground for little ones to explore and a large grassy field for relaxing or tossing a Frisbee. Hit home runs on the baseball diamond or go for a walk along the paved paths. Verbena Park holds its own with a picnic shelter and soccer field. East Colfax has a handful of community gardens where residents can plant their own fruits and vegetables, including the one in New Freedom Park for the refugee community.

Quality schools in the Denver Metro Area
Children in the neighborhood may start their education at Ashley Elementary School. Listed as a Denver Historic Landmark, Ashley opened its doors in the late 1920s and continues to educate today, maintaining a C grade from Niche. Other public schools in the area include DSST: Montview Middle School, which earns a B grade from Niche; and the Hill Campus of Arts and Sciences, rated B-plus. George Washington High School, known for its academic excellence, receives an A-minus and has an International Baccalaureate program and college credit opportunities.

Traveling around Aurora
East Colfax Avenue, a portion of U.S. Route 40, is the main road in the neighborhood. Commuters can drive about 6 miles west to get to downtown Denver or about 4 miles east to get to Aurora. “What’s cool about the East Colfax Corridor is that you can get to downtown pretty fast, and Interstate 70 can get you to the mountains,” Valdez explains. “You can get to many different places pretty easily.” Those who rely on public transportation can use one of the many local bus lines that have fixed stops along Quebec Street, Montview Boulevard, East 11th Avenue and East Colfax Avenue. In case of a medical emergency, residents will have to travel 3 miles to reach UCHealth University of Colorado Hospital.

We hear police driving around here multiple times a day. Gun shots can be hear maybe every week. The police do seem to respond pretty well; however, the crime here is kind of ridiculous. I am concerned for my safety and anyone else who also is out walking to the bus multiple times throughout they day. It can be uncomfortable just walking a few blocks to the bus stop.
