Gateway and Green Valley Ranch parks and suburbs
Beginning as a suburban development for the airport in the 1980s, the Gateway and Green Valley Ranch neighborhood boomed between the 2000s and 2010s. Most homes are relatively new constructions in various traditional and Colonial-inspired styles, with one-to-two-car-garages in packed neighborhoods. When people move here, they are drawn to the area’s affordability. “They get more bang for their buck here. Not only that, but the area continues to grow,” says Brenda Melgar, a Realtor with Better Homes and Gardens Real Estate | Kenney & Company. Brenda has been selling homes in the area for three years and is a local herself. Gateway students study within the Denver Public Schools district, which is graded an overall B on Niche, and many families can spend time outside at the nearby Parkfield Lake and Town Center parks. Locals can drive along Green Valley Ranch Boulevard and Tower Road to shop for groceries or spend a night on the town. Downtown Denver is a 14-mile drive via Interstate 70.

Classic Colonials and Gateway Townhomes
Two-to-three-bedroom townhouses across the water from Gateway Park Apartments are priced around $415,000. The townhouses at Avion at Denver Connection West can cost between $400,000 and $700,000 and have access to the Avion Community Hub pool and outdoor space. “The Avion neighborhood has a social committee that makes every attempt to host a monthly event to bring neighbors together,” Melgar says. “These get-togethers are events like Taco Tuesdays, game nights, easter egg hunts, breakfast and brunches, and paint and sips.” North of Green Valley Ranch Boulevard, homes range from single-story bungalows to flat-faced Colonial-inspired homes, most with single-car garages. Variations of split-level homes with raised front porches have rooms looking over the garage onto the street. All three of these home styles can range in price from $390,000 and $600,000. Unique residences with varying traditional and Craftsman architecture styles on the east side of town may cost between $400,000 and over $650,000.

Denver Public Schools achievements
Students can attend Marie L. Greenwood Academy for kindergarten through eighth grade. The school earns a C on Niche and offers a Shakespeare club and learning projects through the Denver Zoo. Closer to home, students can attend first through fifth grade at Lena Archuleta Elementary School, graded a C-plus, next to the Montbello Recreation Center. Dr. Martin Luther King Jr. Early College for sixth through 12th grades is graded a C and is nationally acclaimed for its rigorous college prep curriculum and tuition free college classes.

Commutes to Denver and the nearby airport
Gateway residents have convenient access to Denver International Airport, which is 9 miles north via Peña Boulevard. “The homes here are located just shy of 10 minutes from the airport, and about 20 minutes to downtown,” Melgar says. “Many residents also like the proximity to Anschutz, Space Force, and DTC which is only a 20-minute commute.” Peña cuts right through the neighborhood for easy commutes, but those who would like to take the train to the airport can do so at Gateway Park Station near 40th Avenue. For getting to downtown Denver, locals can drive 14 miles west on Interstate 70, though traffic can get crowded. Homes near the major highways tend to hear more traffic noise than those near the parks, but luckily the railway running through town goes over 40th Avenue and Green Valley Ranch Boulevard, so there’s no need to stop and wait.
Gateway residents have some of the best access to the Denver International Airport.

Shop on Green Valley Ranch Boulevard & Chambers Road
There are a few different spots to go shopping or dine out in Gateway. Probably the most popular spot is the Costco on Airport Way, which makes it easy for locals to run errands right in town. “With grocery stores like Sprouts, Costco, and soon a Target coming, it's just a matter of time before town centers at Flyway and Painted Prairie follow,” Melgar says. Chambers Road also has big box retailers such as Walmart and Ace Hardware for everyday needs. Nearby, Aztlan Itza Neveria & Paleteria is an ice cream and frozen yogurt shop that makes crepes fresh upon ordering. On Tower Road, find King Soopers or Natural Grocers for fast grocery trips. Up the road is Green Valley Ranch Beer Garden, which has trendy outdoor seating that they claim can hold up to 350 guests.

Mountain refuges and Parkfield Lake Park
Many Gateway homes are near the Parkfield Lake Park recreation hub and the Montbello Recreation Center. Enjoy strolls along the lake or spend a few hours at the dog park. There is a skatepark and playground for kids, and anyone can play on one of several sports fields and outdoor courts. East of most homes, the Green Valley Ranch Recreation Center also has a pond and sports fields, as well as its own skate park and playground. Adventurous hikers can travel north to the Rocky Mountain Arsenal National Wildlife Refuge to walk the nature trails or look out over mountain vistas. The refuge is home to some of the nation's largest populations of endangered species, including bald eagles, black-footed ferrets and bison. “The area’s proximity to the Rocky Mountain Arsenal is fabulous... It’s a treat being able to go out there any time to spot deer or American bison,” Melgar says. Unfortunately, the area can sometimes suffer from wildfires, smoke or other related damage.
